RESTRICTIVE COVENANT
This Restrictive Covenant is granted by Po.\-C'1 ebro. 'Y\Cki ,1
("Owner") owner of the burdened property.
RECITALS
Owner owns real property located at \1 a3 S\'10.}\Uic\& Ave.s and legally
described in Exhibit A.
Owner expects to be granted a building permit for a single-family residence by the City
of Renton.
In order to approve a second kitchen within the proposed dwelling, the City of Renton
has requested that the Owner restrict the use of the proposed dwelling as provided
below.
NOW THEREFORE, Owner declares as follows:
AGREEMENT
1. Prohibition of Additional or Accessory Dwelling Unit. Owner hereby grants and
declares that the proposed dwelling is intended for the exclusive use of a single
family. Additional kitchens will not be used to facilitate additional or accessory
dwelling units.
2. Amendments of this Restrictive Covenant. Owner shall not amend or terminate
this Restrictive Covenant except in writing and with the written consent of the
City of Renton. Upon request by Owner, the City of Renton shall be entitled to
withhold amendment or termination of this Restrictive Covenant to the extent that
the dwelling does not meet the zoning regulations and development standards
then in effect.
3. Runs with Land. This Agreement shall be binding upon and inure to the benefit
of the parties, their respective successors, personal representative, and assigns.
This covenant is intended to bind the property and run with the land.

4. Later Zoning. This covenant is intended to remain in full force and effect as long
as the burdened land is in a single-family zone. Should the zoning change to
permit accessory or additional dwelling units, then the property owner may
request that the City permit that this covenant be revoked.
