PROTECTIVE COVENANTS, RESTRICTIONS,
EASEMENTS AND RESERVATIONS OF THE
PLAT OF STAFFORD CREST DIVISION 1 AND
ANY SUBSEQUENT DIVISIONS
WHEREAS, SSHI, LLC, a Delaware limited liability company, Declarant herein, has
elected to amend the Declaration of Protective Covenants, Restrictions, Easements and
Reservations of the Plat of Stafford Crest Division 1 and Any Subsequent Divisions, recorded
under King County Recorder's No. 9903081897, as amended by the Amendment to the

Declaration of Protective Covenants, Restrictions, Easements and Reservations of the Plat of
Stafford Crest Division 1 and Any Subsequent Divisions, recorded under King County
Recorder's No. 19990715001979 (the "Declaration");
WHEREAS, Declarant has recorded a plat map of the Stafford Crest Division 1 under
King County Recorder's No. 9903081874 (the "Stafford Crest Division 1 Map")
WHEREAS, Declarant has recorded a plat map of the Stafford Crest Division 2 under
King County Recorder's No. as o vo 39 i�o v Q Y? (the "Stafford Crest Division 2 Map");
co WHEREAS, Article III of the Declaration provides that Declarant may subject

WHEREAS, Declarant wishes to subject all of the real property described on the

Stafford Crest Division 2 Map to the Declaration;

o NOW, THEREFORE, Declarant hereby amends the Declaration as stated in this
Amendment to the Declaration of Protective Covenants, Restrictions, Easements and
Reservations of the Plat of Stafford Crest Division 1 and Any Subsequent Divisions (the
"Amendment") as provided in Section III and XX of the Declaration, as follows:
1. The real property comprising Stafford Crest Div. 2, legally described on the
Stafford Crest Division 2 Map, is hereby subjected to the Declaration as if originally included
therein.
2. Exhibit A of the Declaration is hereby stricken in its entirety and a new Exhibit
A, attached hereto, is inserted in its place. All of the property described on Exhibit A shall be
known as Stafford Crest and shall be subject to the Declaration and all of its provisions.

3. All of the Lot Owners of Stafford Crest shall be Members of the LaCrosse
Homeowners Association ("Association"), and shall be entitled to all benefits and subject to all
obligations of the Members, including but not limited to, the right to vote in Association
elections and the obligation to pay assessments as set forth in the Declaration.
4. Section 8.2 of the Declaration shall be stricken in its entirety, and a new Section
8.2 shall be substituted in its place, as follows:

Except with regard to utility easements, the following
restrictions apply to activities within the Common Areas: (a)
there shall be no removal of natural vegetation, specifically
including trees, except in emergency or dangerous situations
0-1 subject to the approval of King County; (b) there shall be no fires
permitted within the Common Areas; (c) there shall be no
buildings or structures, whatsoever, placed or constructed within
the Common Areas except (i) as necessary for proper functioning
C".1 of the storm drainage on or onto Tract A of Stafford Crest
Division 1 and Tract A of Stafford Crest Division 2; (ii) the
children's play equipment and/or sports facilities on Tract B of
Stafford Crest Division 1; (iii) structures necessary for access
over Tracts A and Tract B of Stafford Crest Division 1, and Tract
A of Stafford Crest Division 2; (iv) entry monuments on
Common Areas or easements; (d) the Common Areas may be
used only by Members and their guests; and (e) the Common
Areas shall not be used for dumping of grass, rocks, dirt and/or
other materials. These restrictions are intended to protect the
Common Areas for the mutual benefit of all Lot Owners.
5. Except as otherwise modified herein, the provisions of the Declaration shall
remain in full force and effect.
