Lots 13 and 14,all situate in the SE_Quarter of Section 24,Township 23 North,Range 4 East,W.M.,King
County,Washington,more particualrly described as follows:
an Beginning at the northwest corner of said Government Lot 13,thence easterly along the north line of said
Government Lot 13 S 87°26'45"E 83.41 feet; thence S 00°56'17"W 923.34 feet; thence N 89°03'43"W
1159.29 feet; thence N 00°56'17"E 312.16 feet; thence S 89°03'43"E 366.04 feet; thence N 00°56'17"E

Whereas the Grantor,(Owner)as named above,desires to impose the following restrictive covenants
running with the land as to use,present and future,of the described real property.
NOW,THEREFORE,the Owner hereby establishes,grants and imposes restrictions and covenants running
with the land hereto attached described with respect to the use by the undersigned his successors,heirs,and
assigns as follows:
When the remaining undeveloped property is developed the System Development Charges shall be paid at
the rates in effect at the time a formal application is submitted which would invoke the charge with respect
to the substantial open space area described as:
Parcels 1,A,and B of Boeing Survey of Record filed in Volume 85 of Surveys pages 27-27A and
recorded under King County Recording No. 9201169002 in Section 24,Township 23 North,Range 4
East,W.M in King County,Washington
LESS the above described Parcel 25-20.

DURATION These covenants shall not expire. If at any time the System Development Charges are paid on
x the exempted area pursuant to these covenants,the portion of the covenants pertaining to the specific
exempted area shall terminate by the filing and recording of a Partial Satisfaction of Sanitary Sewer Tap,
Hook-up,or Connection Charge with King County.
Any violation or breach of these restrictive covenants may be enforced by proper legal procedures in the
Superior Court of King County by either the City of Renton or any property owners adjoining subject
property who are adversely affected by said breach. Attorney's fees are the responsibility of the owners if
enforcement of these restrictive covenants are necessary.
