The Contract Documents consist of this Agreement, Conditions of the Contract (General, Immo
Supplementary and other Conditions), Drawings, Specifications, Addenda issued prior to
execution of this Agreement, other documents listed in this Agreement and Modifications ,;"
issued issued after execution of this Agreement;these form the Contract,and are as fully a part of the

ARTICLE 2 THE WORK OF THIS CONTRACT OWNER-CONTRACTOR AGREEMENT
The Contractor shall fully execute the Work described in the Contract Documents, except to
the extent specifically indicated in the Contract Documents to be the responsibility of others. The American Institute of Architects

3.1 The date of commencement of the Work shall be the date of this Agreement unless a
different date is stated below or provision is made for the date to be fixed in a notice to proceed
issued by the Owner.

If, prior to the commencement of the Work, the Owner requires time to file mortgages,

ARTICLE 4 CONTRACT SUM
4.1 The Owner shall pay the Contractor the Contract Sum in current funds for the
Contractor's performance of the Contract. The Contract Sum shall be One Hundred
Nineteen Thousand, Three Hundred Dollars and no/100 (which includes Washington
State Sales Tax)Dollars($ 119,300.00, which includes Washington State Sales Tax. ),
subject to additions and deductions as provided in the Contract Documents.
4.2 The Contract Sum is based upon the following alternates, if any,which are described
in the Contract Documents and are hereby accepted by the Owner:

5.1 PROGRESS PAYMENTS
5.1.1 Based upon Applications for Payment submitted to the Architect by the Contractor 01997 AIA®

The Contractor will be provided wra copy of the City's Accounts Payable Calendar.
The Contractor shall submit each Application for Payment a minimum of one week
before each month's Cut Off date. Payment will be made according to the City's
Accounts Payable Calendar.
5.1.3 Provided that an Application for Payment is received by the Architect Contractor not
later than the day of a month,the Owner shall make payment to the Contractor not later than
the day of the month. If an Application for Payment is received by the Architect after the
application date fixed above,payment shall be made by the Owner not later than days after the

5.1.9 Except with the Owner's prior approval, the Contractor shall not make advance
payments to suppliers for materials or equipment which have not been delivered and stored at
the site.
5.2 FINAL PAYMENT
5.2.1 Final payment, constituting the entire unpaid balance of the Contract Sum, shall be
made by the Owner to the Contractor when:

7.2 Payments due and unpaid under the Contract shall bear interest from the date
payment is due at the rate stated below, or in the absence thereof, at the legal rate prevailing
from time to time at the place where the Project is located.

Usury laws and requirements under the Federal Truth in Lending Act,similar state and local consumer credit laws and

1.05 QUALITY ASSURANCE
A. Design structural components,develop shop drawings, and perform shop and site work under
direct supervision of a Professional Structural Engineer experienced in design of this Work and
licensed in the State of Washington.
1. Conform to applicable code for submission of design calculations as required for acquiring
permits.
2. Cooperate with regulatory agency or authority and provide data as requested.

C. Fan: US electric fan Model USDC42J-42" belt drive propeller wall exhaust fan. Capacity of
13,834 CFM @ 1/4"SP and 485 RPM. Fitted with a 1 HP 460/3/60 TEAO motor,six bladded
steel propeller and an epoxy finish. Provide WC42DC wall collar and WAG46 shutter/damper.
D. Duct:Custom fabricated 20 gauge steel.Connect to US fan shutter mounted wall collar to 6'-0"
X 6'-0"wall louver.Wall collar flange will be positioned 24"back of the wall louver. Ducting is
not load bearing, fan to be supported by purlins above.
E. Control Damper: Model AC41 72"X 72"parallel blade control damper.Construct in two 36"X
72"sections with 16 gauge galvanized steel and channel frame. ML-415 operator jack shafting
and spring return.
F. Wall Louvers: Storm proof type Z blade design,same finish as adjacent material,with#2 steel
mesh 19 gauge bird screen, blank sheet metal at unused portions.Louvers to be 6'-O"X 6'-0"X
4"deep,Model FG-4004-MB stationary blade louvers.Fabricate louvers of 18 gauge galvanized
steel fitted with metal building flanges. Custom color backed enamel finish to match building.
2.06 FABRICATION -FRAMING
A. Fabricate members in accordance with AISC Specification for plate, bar,tube, or roiled
structural shapes.
B. Anchor Bolts: Formed with bent shank, assembled with template for casting into concrete.
2.07 FABRICATION -WALL AND ROOF PANELS
A. Siding: Minimum 26 Ga. metal thickness,with manufacturers standard profile, 1 1/2 inch deep,
lapped edges.
B. Roofing: Minimum 26 Ga. metal thickness,with manufacturers standard profile, lapped edges.
C. Girts/Purlins: Rolled formed structural shape to receive siding, roofing sheet.
D. Internal and External Corners: Same material thickness and finish as adjacent material, profile
brake formed to required angles. Back brace mitered internal corners with 26 Ga.thick sheet.
E. Flashings, Closure Pieces,Fascia,Infills, and Caps: Same material and finish as adjacent
material, profile to suit system.
F. Fasteners: To maintain load requirements and weather tight installation, same finish as
cladding, non-corrosive type.
2.08 FABRICATION -GUTTERS AND DOWNSPOUTS
A. Form gutters and downspouts of 24 Ga. profile and size to collect and remove water. Fabricate
with connection pieces. Provide six downspout, 1 at each corner and one in the center of each
side of the building.
B. Form sections in maximum possible lengths. Hem exposed edges.
C. Fabricate support straps of same material and finish as roofing metal, color as selected.
2.09 FINISHES
A. Framing Members: Clean, prepare, and shop prime. Do not prime surfaces to be field welded.
B. Exterior Surfaces of Wall Components and Accessories: Precoated enamel on steel of

PART 3 EXECUTION
3.01 EXAMINATION
A. Verify that foundation,floor slab, mechanical and electrical utilities, and placed anchors are in
correct position
3.02 ERECTION -FRAMING
A. Erect framing in accordance with AISC Specification for Structural Steel Buildings.
B. Provide for erection and wind loads. Provide temporary bracing to maintain structure plumb and
in alignment until completion of erection and installation of permanent bracing. Locate braced
bays as indicated.
C. Do not field cut or alter structural members without approval.
D. After erection, prime welds, abrasions, and surfaces not shop primed.
3.03 ERECTION -WALL AND ROOF PANELS
A. Install in accordance with manufacturer's instructions.
B. Exercise care when cutting prefinished material to ensure cuttings do not remain on finish
surface.
C. Fasten cladding system to structural supports,aligned level and plumb.
D. Locate end laps over supports. End laps minimum 2 inches. Place side laps over bearing.
E. Provide expansion joints where indicated.
F. Install sealant and gaskets to prevent weather penetration.
3.04 ERECTION-GUTTERS AND DOWNSPOUTS
A. Rigidly support and secure components. Join lengths with formed seams sealed watertight.
Flash and seal gutters to downspouts.
B. Connect downspouts to tight line storm sewer system.
3.05 INSTALLATION -ACCESSORIES
A. Install door frames, doors, and overhead doors in accordance with manufacturer's instructions.
3.06 TOLERANCES
A. Framing Members: 1/8 inch from level; 1/8 inch from plumb.
B. Siding and Roofing: 1/8 inch from true position.

Additional Requirements
1. Size
One CBC steel building, 110 feet in width by 90 feet in length with an eave
height of 18 feet. The roof will have an 1:12 pitch. There will be three 30-
foot bays.
2. Design Loads
25 PSF live load
3 PSF mechanical load
80 MPH exposure "C" wind load
3. Special Framing
The main frames will be clear-span with no interior center columns. End
wall frames will be standard post and beam design. There will be standard
"X" bracing in one bay of each sidewall to resist wind loads. Sidewall girt
spacing will be 4 foot on center nominal. Main frames will be shop prime
painted. Secondary framing may be shop prime painted or galvanized.
4. Insulation
Insulation to be TIMA striped UL rated fiberglass blanket with a heavy duty
reinforced vinyl (VRP) facing. The insulation side laps are to be held with
double seal tabs and white PVC strips to complete the vapor barrier.
Roof— R-19 (6") Walls — R-13 (4")
5. Roof Sheeting
Roof sheeting to be CBC's Delta Line design 26 gauge "Zincalume" coated
steel with a baked-on "Kynar 500" white finish coating. Roof sheeting to
carry a full "Thirty-five Year Paint Finish Warranty."
6. Wall Sheeting
Wall sheeting to be CBC's Delta Line design 26 gauge "Zincalume" coated
steel with a baked-on "Kynar 500" standard color finish coating. Wall
fasteners to be color matched to sheeting. Wall sheeting to carry a full
"Thirty-five Year Paint Finish Warranty."
7. Walk-In Doors
Two 3070 commercial grade 18 gauge insulated galvanized metal walk-in
doors with 16 gauge frames, 16 gauge sub-jambs, commercial lever lockset,
deadbolt locks, stainless steel ball-bearing hinges, heavy duty closer,
threshold, weather stripping and factory prime paint finish.

8. Overhead Doors
Two 12' X 10' and two 8' X 10' insulated sectional overhead doors with full
perimeter weather seal, high lift two-inch track, heavy duty manual lift
hardware, and factory prime paint finish.
9. Gutters, Downspouts, and Trim
One hundred eighty lineal feet of Deluxe large-capacity 24 gauge gutter with
six downspouts. Deluxe gable end trim to match gutter for special finished
appearance.
10. Anchor Bolts
Contractor to supply all required anchor bolts for attaching structural steel.
Anchor bolts to be placed and set by others. Contractor will inspect
placement of anchor bolts for accuracy.
11. Erection Service
Contractor to provide all required equipment, machinery, supervision and
prevailing wage manpower to erect the CBC steel building and accessories
listed above.
12. Drawings
Contractor to supply complete steel structural drawings including
calculations, anchor bolt layout and details; all stamped by a registered
Washington State Engineer.
