CITY OF RENTON COMMUNITY SERVICES DEPARTMENT
CONTRACT AGREEMENT
THIS AGREEMENT is made as of the I'st day of 2005, between the
CITY OF RtNTON, a municipal corporation of the State of Wa ington, hereinafter referred to as"CITY"
and C.H.G. Building Systems, Inc. ,hereinafter referred to as"CONTRACTOR", Furnish and
Erect/Install a pre-engineered shed type 20'W x 30'L x Weave H steel framed storage building, attached
to existing tilt up concrete fleet maintenance garage structure at Renton City Shops, 3555 NE 2nd Street,
Renton.
The City and Contractor agree as set forth below.
1. Scope of Services. The Contractor will provide all material and labor necessary to perform all work
described in the Proposal which is included with this Agreement as Attachment"A".
2. Changes in Scope of Services. The City,without invalidating the Contract, may order changes in the
Services consisting of additions,deletions or modifications,the Contract Sum being adjusted
accordingly. Such changes in the work shall be authorized by written Change Order signed by the City
and the Contractor.
3. Time of Performance. The Contractor shall commence performance:of the Contract no later than ten
(10)calendar days after Contract's final execution,and shall complete the full performance of the
Contract not later than 60 calendar days from the date of commencement.
4. Term Of Contract.The Term of this Agreement shall end at completion of the enclosed scope of work.
This Agreement may be extended to accomplish change orders, if required, upon mutual written
agreement of the City and the Contractor.
5. Contract Sum. The total amount of this Contract is the sum of $47,396.54 which includes
Washington State Sales Tax.
6. Method of Payment. Payment by the City for the Services will only be made after the Services have
been performed and a voucher or invoice is submitted in the form specified by the City. Payment will
be made thirty(30)days after receipt of such voucher or invoice. The City shall have the right to
withhold payment to the Contractor for any work not completed in a satisfactory manner until such time
as the Contractor modifies such work so that the same is satisfactory.
7. Employment.The Contractor's employees are not employees of the City of Renton.
8. Assignment and Subcontract. The Contractor shall not assign or subcontract any portion of this
Contract without express written consent of the City of Renton.
9. Record Keeping and Reporting. The Contractor shall maintain accounts and records which properly
reflect all direct and indirect costs expended and services provided in the performance of this
Agreement. The Contractor agrees to provide access to any records required by the City.
10. Hold Harmless. The Contractor shall indemnify, defend and hold harmless the City, its officers,
agents, employees and volunteers, from and against any and all claims, including claims from third
parties, losses or liability,or any portion thereof, including attorneys fees and costs, arising from injury
or death to persons, including injuries, sickness, disease or death to Contractor's own employees, or
damage to property occasioned by a negligent act, omission or failure of the Contractor.
11. Insurance. The Contractor shall secure and maintain in force throughout the duration of the Contract
Commercial General Liability insurance in the amount of$2,000,000;Auto Liability insurance in the
amount'of$1,000,000; Excess Liability insurance in the amount of$1,000,000; and Workers' Comp
coverage. The City of Renton shall be named as an additional insured on the policy. A certificate of
insurance evidencing the contractor's insurance coverage shall be delivered to the City before
executing the Work on this Agreement.
12. Compliance with Laws. The Contractor and all of the Contractor's employees shall perform the
services in accordance with all applicable federal, state,county and city laws, codes and ordinances.
13. Conflicts. In the event of any inconsistencies between contractor proposals and this contract,the City
of Renton contract shall prevail.
14. Prevailing Wage Rates. By executing this Contact, the Contractor agrees to comply with the State
prevailing wage requirements as set forth in the Contract Documents.
This Agreement is entered into as of the day and year written above.

We propose the following scope of work for the referenced project:
FURNISH&ERECT/INSTALL the pre-engineered metal building per the specifications AND AS DESCRIBED BELOW,and
includes all materials,labor,equipment and tools as required:
Specification Section: RFQ dated 3/28/2005. Standard VP Buildings Specifications assumed. Design based on 2003 IBC.
Design bads: 25 psf roof snow load;5 psf roof collateral bad;85 mph,exposure B wind bad;seismic design is based on
USGS Earthquake Hazards Program latitude and longitude look up: Ss=140.13%g,S1=47.8%g.
Manufacturer. VP Buildings,Inc.,Turlock,CA. Members of MBMA;ICBO FA-240;AISC catagory MB certified.
Building size: 30'wide(clear span);20'long consisting of one(1)bay;14'eave height. Approx.600 SF. See attached
isometric drawing.
Roof slope: 1 : 12 gabled.
Roof sheeting: 36"coverage,screw-down,high rib roof panels. 24 gage prefinished standard color,Kynar type paint.
Roof insulation: 6"thick,R-19 blanket insulation with reinforced VR-R vapor barrier installed over the roof purlins
Wall sheeting: 36"coverage Panel Rib wall panels. 26 gage,prefinished standard color Kynar type paint.
Wall insulation: 4"thick,R-13,faced blanket insulation
Framed openings: 1 each 16'x 7'framed opening into tire storage. This opening is assumed to remain open for a gate.
GATE IS NOT INCLUDED.
1 each 12'x 12'framed openings for overhead door. We INCLUDE the overhead door. Door quoted is
24 gage steel sectional door with standard lift 2"track and manual push-up operation. Door includes
standard interior slide lock and weatherstripping.
Personnel doors: 1 each T x 7'hollow metal doors with standard hardware. Door and frame shall be 18 gage steel. Door
leaf shall be insulated. Hardware includes bb hinges,cylinder lockset with lever action,lock guard,
weatherstrip&threshold.
Windows: None.
Wall louvers: None.
Roof penetrations: None.
Gutter: 40 If eave gutter.
Downspouts: 2 each sheet metal downspouts;surface drain assumed.
Other: We include foundation design,excavation and backfill for concrete work and concrete work inlcuding
footings,thickened edge grade beam at outside building perimeter and 4"thick slab reinforced with#4
rebar at 18"o.c. Slab will be placed over a 3"sand capillary fill. We assume the ground at the site will be
adequate for subgrade base for the floor. We assume the City will provide CHG with a soils report that will
justify soil bearing capacity of 2,000 psf,which we have assumed.
Completion schedule: The 60 day completion schedule is agressive and probably not achievable with normal approval drawing
schedule and engineering schedule. However,if approval is granted based on the preliminary approval
documents submitted as outlined below in"Estimated Performance,"we can meet that schedule. We
assume the building permit will be issued at least two weeks prior to building delivery.
QUALIFICATIONS: This proposal is subject to our standard terms&conditions as of January,2004;clear access completely
around and inside the building;lines and grades established by others. This proposal is based on non union labor paid prevailing
wage rates. CHG will provide a certificate of insurance with coverage as outlined in the RFQ as required by the City of Renton.
Builders Risk hazard insurance is EXCLUDED. We acknowledge ZERO addenda
EXCLUSIONS: Interior finishes,site work other than excavation for foundations,permits or fees,testing or inspection fees,
sales or use tax or anything not specifically included above.

WE PROPOSE hereby to furnish labor and materials M accordance with the above specifications,for the sum of:
FORTY THREE THOUSAND FIVE HUNDRED SIXTY THREE and no/100 —dollars. ($43,563.00) 4
PAYMENTS TO BE MADE AS FOLLOWS: Invoices billed monthly based on a percentage of completion. Invoices due net 10th proximo
or net 30 days,whichever comes first. No discount,no retention. 1.5%interest per month charged on all outstanding balances past due.
CHG will invoice once at the end of the project. We agree that 5%will be retained for 60 days after acceptance by the Owner.
If this job is cancelled,it is agreed that CHG will be paid for all costs documented by CHG up to the date of cancellation plus 15°x.
ESTIMATED PERFORMANCE: Preliminary approval drawings,approx.one week after written notice to proceed;engineer sealed drawings
for permit use,approx.4-5 weeks after approval;delivery,approx.5-6 weeks after release for fabrication.
Substantial completion approx.2 weeks after delivery.
PRICE FIRM UNTIL: 05/15/2005 with on-site work to commence by 08/132005
