Plants shall be Installed between Dec. I and March 31 following grading
and clearing of Invasive plats, which should be done during the dry
season
GENERAL CONDITIONS
In the mitigation area(s), the Contractor shall remove weedy or exotic
Invasive species roots 4 tops (e.g., Scot's brown, English Ivy, Himalayan
and evergreen blackberry, reed conarygrass, purple loosestrlfe, hedge
bindweed (morning glory), Japanese knotweed, Canada thistle, and
creeping nightshade) by manual or chemical means (as approved by
regulatory agencies) prix to plant Installation.
Within the existing buffer erilho nc sment area to be maintained and
monitored, which was planted approximately two yeas ago, the landscape
contractor shall remove, by had, all Invasive species listed above.
Contractor shall verify that plant Installation conditions are suitable within
the mitigation wa4a). Any unsatisfactory conditions shall be corrected
prior to start of work. ylhen conditions detrimental to plait growth are
encountered, such as rubble flit, adverse drainage conditions, significant
vegetation, or obstructions, Contractor stall notify AOA prior to planting.
Beginning of work constitutes acceptance of conditions as satisfactory.
Plants Installed In undisturbed areas shall be Integrated with existing
native vegetation, and planted In a radon, naturalistic pattern.
TOP501L PLACEMENT. TRAIL. FENCE d 51GN INSTALLATION
Glean, native topsoil from the cleared portlions of the site, shall be
placed within the enhanced buffer per the site civil engineer's grading
peas. TESL facilities shall be In place prior to placement of topsoil.
AOA shall stake centerline of troll after topsoil placement. Contractor
shall over - excavate graded buffer areas 4' to allow for placement of
4' of Imported compost over all topsolled areas (outside trail). Compost
Mall be tilled Into the top &' of newly placed soil to create a minimum of
12' of vlable planting medium. AOA to review tilling prior to seeding.
In the existing buffer enFlalcement areas to be maintained, AOA shall
stake troll centerline. Any shrubs located within 4' of the centerline shall
be relocated to other areas within that enhancement area during the
planting season (November - MarchW.
Upon completion of the troll tnstallation, contractor shall construct
splltKroll fence per Detail I on Sheet W3 along the buffer boudary of the
entire project upon completion of planting at the locatlan surveyed by the
project engineer . AOA shall approve fence locatlon prior to
construction.
Contractor shall Install Native Growth Protection Area (NGPA) signs (per
Detail I on Sheet W0 after fence construction. Sign shall be Installed
per City of Renton standards.
Upon completion of fence and troll Installation, all topsolled areas shall
be seeded with the mix specified In this plan set.
An Interpretive sign shah be designed by AOA and prior approved by the
City of Renton prior to Installation. The sign shall be provided by AOA
and Installed by the landscape contractor per the Detail 3 on Sheet 1-3
at a location staked by AOA,
CONTRACTOR TO VERIFY PLANT SGHEDULE WITH PLAN
Contractor Is responsible to verify plant locations and quantities of
plants on the Plat Schedule with those represented on the plan.
Actual plant quantities shown on plans are to prevail over quantities
shown on the Plant Schedule In the event of a discrepancy.
LOGATE/STAKENERIFY PLANTING AREAS
Contractor shall field locate, stake, and verify planting areas and
configurations prior to planting. AOA shall review and approve locations
prior to planting.
Proposed location of trees and shrubs shall be staked and Identified
with an approved coding system or by placement of the actual plant
material. For large groupings of a single species of shrub, Contractor
may stake the planting boundaries. AOA shall review and approve
locations of all plants and plant groupings prior to planting.
APPROVE PLANTING LOCATIONS AND SPACING
Planting locations shown an planting plans are approximate, based on
anticlpated site conditions. Actual planting locations may vary from those
shown due to final site auditions and locations of existing vegetation.
Nevertheless, any variations from the planting plan will require prior
approval by AOA.
Plant spacing for species listed Is to be random ( naturalistic), and not In
a regular grid pattern. On- center spacing called out on plant Ilst
Indicates on average spacing dimension. For example, when the plan
calls for 36' O.G., spacing shall vary from 30' -42' O.G., with an average
spacing of 36 Inches.
AOA shall review planting locations and spacing prior to plant Installation.
5hriubs shall be Installed a minimum of 2' from fence and trees a minimum
of 4' from fence.
PART 2 - PLANT MATERIAL 5TANDAR05
PLANT MATERIALS
ADA shall examine plant material prior to planting. Any material not
meeting the required specifications shall be Immediately removed from
the site and replaced with like material that meets the required
standards. Plant material shall meet the requirements of State and
Federal laws with respect to plant disease and Infestations. Inspection
certificates, required by law, shall auornpoy each and every shipment
and shall be Submitted to ACA upon Contractor's receipt of plant
material.
Plant materials shall be locally grown (western WA, western OR, or
western BC), healthy, bushy, In vigorous growing condition, and be
guaranteed true to size, name, and variety. If replacement of plant
material Is necessary due to construction damoge or plant failure within
one year of Installation, the sizes, species, and quantities shall be equal
to specified plants, as Indicated on the plans.
Plants shall be nursery grown, well - rooted, of normal growth and habit,
and free from dsease or Infestation. AOA reserves the right to require
replacement or substitution of any plants deemed unsuitable.
Trees shall have uniform branching, single straight trunks, (unless specified
as multi- stemmed), and the central leader Intact and undamaged. Balled
and burlcpped stock shall have been root - pruned at least once within the
previous two years, and the plant stock shall have been grown In a
container for at least one full growing season. Container stock shall be
fully rooted but not root - bound. Plant material with damaged root zones
or broken root balls will not be accepted.
Coniferous trees shall be nursery grown, full and bushy, and with uniform
branching and a natural non - sheared form. Original central leader must
be healthy and undamaged. Maximum gap between branching shall not
exceed q', and length of top leader shall not exceed 12 ".
Shrubs shall hove a minimum of three stems and shall be a minimum height
of 18 Inches.
Contractor shall submit documentation that specified plant materials have
been ordered and secured. A list of supplier names, addresses, phone
numbers and the storage /growing location of the materials shall be
submitted to AOA within 30 days of contract award.
SUBSTITUTIONS
Substitutions of specified plant species, size, or condition will be allowed
only If prior written approval Is obtained by AOA and regulatory agencies
prior to ordering material.
Bareroot stock of equal size to specified container plantings may be
substituted for deciduous container plantings when available, but only with
prior approval by AOA. Evergreen plant material shall be container only.
VERIFY NURSERY STOCK CONDITION
ACA shall Inspect plant material at the job site, Including previously
tagged trees, for compliance with required standards for plant size and
quolITty prior to planting. This Includes, but Is not limited to, size and
condlEIo of rootballs and rootsystems, presence of Insects, latent injuries
and defects. Trees must be untled and separated for Inspections. AOA
reserves the right to refuse cng/oll plant material any time prior to final
acceptance If It is determined that such material does not meet the
specifications as described herein. Rejected material shall be
Immediately removed from project site.
VERIFY
Plants shall be stored In a manner necessary to support their horticultural
requirements. Plant material stored on -site shall be protected from
Balled and
weather damage, construction activity and the public.

"heeled -In" to prevent desiccation prior to planting. Rootballs shall be
protected by covering with moist soil, mulch or sawdust and watered as
necessary.
Plant specimens shall be kept moist (wetland species saturated) and
shaded until the actual time of plant Installation. Immediately after
planting, soils In the planting area shall be saturated to prevent capillary
stress.
PART 3 - PLANT INSTALLATION
SOIL PREPARATTOWAMENDMENT5
Prior to Installation of plantings, all construction debris and any other
nonnative material shall be removed from the mitigation area. Trees
and shrubs shall be pit planted as shown In details on Sheet 1-3. A soil
moisture retention agent (polymer) shall be Included in planting backflll
per manufacturer's specification.
In all planting areas, after placement of stockpiled topsoil, all planting
pits shall be backf[lied with a 30nO mixture of Pacific Garden Mulch
(PGM) and the native soil from the planting pit.
MULCH
A 3' layer of composted hog -fuel or imported medium course bark mulch
shall be placed around the base of each new tree (36" dla. ring) and
shrub planting (24" dia. ring) for erosion, weed control, and moisture
retention. Within grouiidcover areas, mulch shall be spread at 3" depth
continuously throughout bed.
STAKING
Trees shall be staked with at least one stake and attached at a height
of approximately 3/4 the height of the tree. Contractor shall remove
stakes at the end of the one -year guarantee period, unless otherwise
directed by AOA.

TEMPORARY AUTOMATIC IRRIGATION SYSTEM
Contractor shall Install an above ground temporary Irrigation system per
Drawings Lb -LIO.
Client shall provide water and electricity for the system. Irrigation Is
required within the mitigation area(s) for at least two growing seasons
following planting to ensure adequate establishment of plant material.
The Maintenance Contractor shall be responsible to activate, winterize,
maintain, and to continually verify adequate operation of the temporary
Irrigation system. System function (Including electronic valve and
controller function) shall be Inspected for operation and full coverage of
all planted areas during each maintenance visit. The system shall be
repaired Immediately If found to be damaged or malfunctioning.
The system shall be activated by June 15 and winterized by October 15. If
hot dry weather occurs either before or after these dates, the Irrigation
system shall be activated earlier In the season or remain active later
Into the fall. During the first year after Installation, the Irrigation system
shall be programmed to provide Y2" of water every three days. Irrigation
rates may be Increased as necessary during prolonged periods of hot,
dry weather to prevent plant mortality. During the second year after
Installation, irrigation shall be programmed to provide)z" of water once a
week. However, If more than 10% of plant replacement occurs, watering
rates will be maintained at a rate of Xz" of water every three days for
the duration of the monitoring period.
A chart describing the location of all Installed or open zones and
corresponding controller nuntere shall be placed Inside the controller
and given to the Owner's representative.
The Irrigation bid shall Include a one -year warranty against defects In
materials and workmanship from the date of final project acceptance.
The warranty shall Include system activation and winterization for the first
year and Immediate repair of the system If It Is observed to be
malfunctioning.
INSTALL 5PLIT -RAIL FENCE AND 51GN5
Contractor shall construct split -call fence per Detail I on Sheet NS along
the buffer boundary where It has not been removed upon completion of
planting at the location surveyed by the project engineer . AOA shall
approve fence location prior to construction.
Contractor shall Install Native Growth Protection Area (NGPA) signs (per
Detail I on Sheet H3) after fence constnvction. Signs shall be Installed
P er City of Renton standards.

Contractor shall exercise care to protect from Injury to trunk, roots, or
branches, of any trees or shrubs that are to remain. Any living woody
plant that Is damaged during construction shall be treated within 24 -hors
of occurrence. AOA shall be notified immediately of Inodent. 'Wound
Moping' to Include evenly cutting broken branches and damaged tree
bariL AOA shall be notified, and Contractor shall prune wounded portions
of plant Immediately after damage occurs. Injured plants shall be
thoroughly watered and additional measures shall be taken, as
appropriate, to old In plant survival.
GLEAN -W
Contractor shall be responsible for the removal of construction materials
and debris on the site following Installation of plant materials.
PLANT WARRANTY
Contractor's warranty shall Include replacement of plants (sane size and
species shown on the drawings) that prove either to be mislocated or
unsuitable as to plant material standards. Except for loss due to
excessively severe climatological conditions (substantiated by 10 -year
recorded weather charts), Installed plant materials are required to be
guaranteed for one year against defects and unsatisfactory growth,
except for cases of neglect by Owner or abuse /damage by others.
Plants replaced shall be reinitlated under plant guarantee conditions.

FINAL ACCEPTANCE
Upon completion of planting, the Contractor shall provide AOA with a set
Of clearly marked prints designating the actual locations of plantings
within the mitigation area. Contractor shall keep a complete set of prints
at the job site dunhq construction for the purpose of red -lining' changes
or modifications to the approved plans and shall update said information
on a dally basis.
AOA shall approve planting locations. If Items are to be corrected, a
punch list shall be prepared by AOA and submitted to the Contractor for
carpletlon. After punch list Items have been completed, ADA shall
review the project far final acceptance of plan Impiementatlon.
The date of final acceptance shall constitute the beginning of the
one -yea- plant guarantee period.
MAINTENANCE
Contractor shall review landscape maintenance recommendations with a
qualified wetio d biologist from AOA who Is fa ililar with the stated goals
and objectives of the mitigation plan.
Contractor shall maintain trees and shrubs, as needed, for a period of
one year from final acceptance, to maintain healthy growth and habitat
diversity, Including a) tighten and repair tree stakes, b) reset plants to
proper grades and upright positions, and c) correct drainage problems
as required.
Contractor shall be responsible for watering plants Immediately upon
Installation, and again over the entire planting area upon completion of
landscape Installation. Irrigation 15 required within the mitigation area for
at least two growing seasons following planting to ensure adequate plait
establishment.
Contractor shall remove tree stakes and guy wires two years after
Installation unless receiving written permission from AOA to remove
stakes and guy wires one year after Installation.
Contractor shall correct erosion and drainage problems as required
Contractor shall remove slit fencing upon receiving written permission to
do so by AOA, usually one year after the Agencies have approved the
mitigation constructlon. Restore the area by had seeding with seed mix
consistent with that used on adjacent planted areas.
Contractor shall remove Irrigation system 2 -years after planting
Upon completion of the one year maintenance, an Inspection by AOA Shall
be conducted to confirm that the mitigation area was properly maintained.
If Items are to be corrected, a punch list shall be prepared by and
submitted to the Contractor for correction. Upon correction of the punch
list Items, the project shall be reviewed by AOA for final closeout of plan
Implementation.
PART I: BAGKCROUNIP
Scope of this plan Includes paths within Tract a Including the troll, fence and plain
Mtallation as depleted on this approved plan set dated 09 -26 -2014, Areas outside of
the plating ecotlors are not covered under this plan and are part of the previously
approved NSPA for the Rbera Balko Short Plat recorded on 04-09 -200q.
PART 2, FINAL AGGEPTANGE
Upon letlon of the planting the Landxgx contractor shall provide AOA with a set
of cl� marked prime designating the actual locations and quantttles of plantings within
the mitigation areas. Landscape contractor shall keep a complete set of prints at the
Job site during construction for the purpose of red - links' dhanes or modiflcati ns to the
approved plans and shall update sold Information on a dally basis.
AOh shall approve planting locations. If Items ore to be corrected, a punch list shall be
prepared by AOA and submitted to the Landscape contractor for completion. After porch

e to provide the city of Renton with such verification, an as -Wllt wetland mitigation
plan shall be prepared by AOA old ntmttted to the city for review and approval.
The date the city of Renton receives AOA written conFirnatlon of Installation pursuant to
the final approved mitigation plan, they shall constitute begriming of the 5-9 a

PART 3. ONE -YEAR WARRANTff MAINTENANCE
As part of the cmehvction budget for the project, the landscape contractor shall maintain
the mitigation work drip corstrvctlon and fora period of cne-ye after canstructlon.
Mainterhahce shall be conducted according to section 4 below and pursuant to Renton
Hunk"] Code to clearly ensure that structures, improvements aid mitnatlon perform
satisfactorily for a period of 5 yeas.
After warrantee replacemems me completed by the Landscape contractor, the

PART 4. 1_01,15-TERM MONITORINe < MAINTENANCE SC+IEDULE
The monitoring and maintenance program will be conducted for a period of We years,

have been Incorporated Into the design of the plan.
5.1 - OBJECTIVE A
Increase the structural old plat species diversity within the mitigation urea.
52 - PERFORMANCE STANDARD FOR OBJECTIVE A Following every monitoring event for a

species. Following each monitoring evert, there will be at least an 60% survival rate of all

planted and re-coentzed native speces.

PART 6, LONG -TERM MAINTENANCE SPECIFIGATIONIS

6.1 - WEED CONTROL

mmi" glary, thistle and weeping nightshade) shall be performed by manual means.
62 - IRRIGATION
The over shall ensure that all plants me Irrigated from Jane I through October 31. During
&w first ye after Installation, Irrigation should occur at a rake of 1/2' of water two to
throe tiros a week During the second year after Installation, Irrigation should occur at a
rate of 1/2' of water once a week. However, it more than 10% of plod replacement

63 - MAINTENANCE OF TREES

6.4 - PRUNING Or WOODY PLANTS
