ORDINANCE NO.5065
AN ORDINANCE OF THE CITY OF RENTON,WASHINGTON,
ESTABLISHING THE ZONING CLASSIFICATION FOR THE BALES
ANNEXATION.
WHEREAS,after public hearing,the City Council enacted a resolution calling for an
annexation by election under RCW 35A.14.015 for an area commonly referred to as the Bales
Annexation,which area is the property generally bounded by the south side ofNE 4th Street to the
north,SE Both Street to the south,if extended,the west side of Parcel Number 1423059062,to
the east,and the centerline of 152nd Avenue SE,if extended,to the west,legally described in
Exhibit A attached hereto and incorporated by reference as iffully set forth;and
WHEREAS,said resolution also called for an election on the proposition that all property
located within the territory to be annexed,excluding street right-of-ways,shall,simultaneous with
the annexation,have imposed the City of Renton zoning regulations,with a Comprehensive Plan
designation ofResidential Low Density (RLD)and a zoning designation ofR-5;and
WHEREAS,an election was held pursuant to State statute;and
WHEREAS,those voting rejected R-5 zoning for the annexation,leaving only RC,R-1,
or R-4 zoning consistent with the Comprehensive Plan designation of Residential Low Density
(RLD);and
WHEREAS,R-4 zoning is currently being developed and is therefore unavailable;and
WHEREAS,said zoning is to be established after public hearing,and contemporaneously
with the annexation ordinance;and
WHEREAS,the first public hearing on zoning was held on January 26,2004,and the
second public hearing was held on March 1,2004;and

WHEREAS,the territory will also be annexed on this date by separate ordinance;
NOW,THEREFORE,THE CITY COUNCIL OF THE CITY OF RENTON,
WASlllNGTON,DO ORDAIN AS FOLLOWS:
SECTION I.Zoning for the annexed area known as the Bales Annexation,which
is more particularly described by its legal description as set forth in Exhibit A and graphically
shown on Exhibit B,attached hereto and incorporated in full by this reference,is hereby
designated as R-l,with a Comprehensive Plan designation of Residential Low Density (RLD).
SECTION II.This ordinance,being an exercise of a power specifically delegated
to the City legislative body,is not subject to referendum,and shall take effect five days after its
passage,approval,and publication.

Township 23 North,Range 5 East,W.M.,in King County,Washington;
EXCEPT the east 32.45 feet ofthe north 406.01 feet thereof;
EXCEPT that portion for street right of way (NE 4th Street).
