ORDINANCE NO.5033
AN ORDINANCE OF THE CITY OF RENTON,WASHINGTON,
CHANGING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTIES WITHIN THE CITY OF RENTON FROM HEAVY
INDUSTRIAL ZONING TO URBAN CENTER-NORTH 1 ZONING,AND
DECLARING AN EMERGENCY.FILE NO.LUA-02-141 (BOEING).
WHEREAS,under Section 4-2-020 of Chapter 2,Zoning Districts -Uses and Standards,
of Title IV (Development Regulations)of Ordinance No.4260 known as the "Code of General
Ordinances ofthe City of Renton,Washington"as amended,and the maps and reports adopted in
conjunction therewith,the property hereinbelow described has previously been zoned as Heavy
Industrial;and
WHEREAS,the City of Renton initiated a proceeding for change of zone classification
of said property;and
WHEREAS,this matter was duly referred to the Planning Commission for investigation,
study,and public hearing,and a public hearing having been held thereon on or about November
12,2003,and said matter having been duly considered by the Planning Commission,and said
zoning request being in conformity with the City's Comprehensive Plan,as amended,and the
City Council having held a public hearing on November 17,2003,and having duly considered
all matters relevant thereto,and all parties having been heard appearing in support thereof or in
opposition thereto;
NOW,THEREFORE,THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON,DO ORDAIN AS FOLLOWS:
SECTION I.The following described property in the City of Renton is hereby
rezoned to Urban Center-North 1 (UC-N 1),as hereinbelow specified.The Economic

Development,Neighborhoods,and Strategic Planning Department is hereby authorized and
directed to change the maps of the Zoning Ordinance,as amended,to evidence said rezoning,to-
wit:
See Exhibits 'A'and 'B'attached hereto and made a part hereof as if fully set forth
herein.(Property consisting of approximately 89.85 acres located north of North 6th
Street,between Logan Avenue North and Garden Avenue North.)
SECTION II.There is hereby declared an emergency and this ordinance shall
take effect December 1,2003.

Those portions of said Government Lots 1 and 2 of Section 7,lying within the abandoned
Burlington Northern Railroad right of way (formerly Northern Pacific,Lake Washington
Belt Line)and northerly of the northerly right of way margin ofN.6th St.;TOGETHER
WITH said northwest quarter of the southwest quarter of Section 8,lying northerly of the
northerly right of way margin ofN.6th St and westerly of the westerly right of way
margin of Park Ave N.;EXCEPT City of Renton Short Plat No.89-093,as recorded
under King County Recording No.8911149006;and EXCEPT that portion of said
northwest quarter of the southwest quarter lying southerly and easterly of said short plat;
and TOGETHER WITH those portions of said Government Lots 1,2 and 3 and the
southeast quarter of the northwest quarter of Section 8,lying westerly and northwesterly,

Beginning at an intersection of the southeasterly right of way margin of said

southeasterly,at right angles to said railroad right of way,a distance of 10
