ORDINANCE NO. 5046
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON,
CHANGING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTIES WITHIN THE CITY OF RENTON FROM RESIDENTIAL
1 DU/AC ZONING TO RESIDENTIAL 10 DU/AC ZONING. FILE NO.
LUA-01-165,2003-M-01 (WSDOT CARR RD - SITE A).
WHEREAS, under Section 4-2-020 of Chapter 2, Zoning Districts - Uses and Standards,
of Title IV (Development Regulations) of Ordinance No. 4260 known as the "Code of General
Ordinances of the City ofRenton, Washington" as amended, and the maps and reports adopted in
conjunction therewith, the property hereinbelow described has previously been zoned as
Residential 1 du/ac (R-1); and
WHEREAS, the City ofRenton initiated a proceeding for change of zone classification
of said property; and
WHEREAS, this matter was duly referred to the Planning Commission for investigation,
study, and public hearing, and a public hearing having been held thereon on or about October 15,
2003, and said matter having been duly considered by the Planning Commission, and said zoning
request being in conformity with the City's Comprehensive Plan, as amended, and the City
Council having duly considered all matters relevant thereto, and all parties having been heard
appearing in support thereof or in oppo sition thereto;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON, DO ORDAIN AS FOLLOWS:
SECTION I. The following described property in the City of Renton is hereby
rezoned to Residential Option (R-10), as hereinbelow specified. The Neighborhood and

Strategic Planning Division is hereby authorized and directed to change the maps of the Zoning
Ordinance, as amended, to evidence said rezoning, to-wit:
See Exhibits "A" and "B" attached hereto and made a part hereof as if folly set forth
herein. (Property consisting of approximately 13.88 acres located south of S. 43rd Street,
if extended, and west of the Panther Creek canyon to its east, and north of S. 47th Street.)
SECTION II. This ordinance shall be effective upon its passage, approval, and
five days after publication.
