ORDINANCE NO. 4984
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON,
CHANGING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTIES WITHIN THE SOUTH RENTON SUB-AREA OF THE
CITY OF RENTON, AND IMPLEMENTING THE SOUTH RENTON
NEIGHBORHOOD PLAN (SOUTH RENTON NEIGHBORHOOD PLAN
AND ASSOCIATED REZONES AND CODE TEXT AMENDMENTS, FILE
NO. LUA-02-031,ECF,CPA,R).
WHEREAS, under Section 4.2.020 of Chapter 2, Land Use Districts, of Title IV
(Development Regulations), of Ordinance No. 4260 known as the "Code of General Ordinances
of the City of Renton," as amended, and the maps and reports adopted in conjunction therewith,
the property hereinbelow described has heretofore been zoned as RM-U (Residential Multi-
family Urban), CD (Center Downtown), and CO (Commercial Office); and
WHEREAS, the City of Renton initiated a proceeding for change of Comprehensive
Plan and zoning classification of said property at the August 2000 Planning Commission
meeting. This matter was duly referred to the Planning Commission by City Council for
investigation, study, and public hearing, and a public hearing having been held thereon on May
1, 2002, and said matter having been duly considered by the Planning Commission, and said
Comprehensive Plan and zoning request having been recommended for approval with certain
conditions, and the matter having been forwarded to the City Council of the City of Renton for
consideration, and said City Council approved the South Renton Neighborhood Plan with
associated rezones and code text amendments as amended by the Planning Commission, and said
Neighborhood Plan amending the City's Comprehensive Plan, and said zoning being in
conformity with the City's Comprehensive Plan, as amended, and the City Council having duly
considered all matters relevant thereto, and all parties having been heard appearing in support
thereof or in opposition thereto;

NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON, DO ORDAIN AS FOLLOWS:
SECTION I. The following described property in the City of Renton is hereby
rezoned from RM-U (Residential Multi-family Urban) to RM-T (Residential Multi-family
Traditional), as hereinbelow specified, and the Development Services Director is hereby
authorized and directed to change the maps of the Zoning Ordinance, as amended, to evidence
said rezoning, to wit:
See Exhibit "A" attached hereto and made a part hereof as if fully set forth herein.
SECTION II. The following described property in the City of Renton is hereby
rezoned from CO (Commercial Office) to CD (Center Downtown), as hereinbelow specified, and
the Development Services Director is hereby authorized and directed to change the maps of the
Zoning Ordinance and the Comprehensive Plan, as amended, to evidence said rezoning, to wit:
See Exhibit "B" attached hereto and made a part hereof as if fully set forth herein.
SECTION III. The following described property in the City of Renton is hereby
rezoned from CO (Commercial Office) to RM-U (Residential Multi-family Urban), as
hereinbelow specified, and the Development Services Director is hereby authorized and directed
to change the maps of the Zoning Ordinance, as amended, to evidence said rezoning, to wit:
See Exhibit "C" attached hereto and made a part hereof as if fully set forth herein.
SECTION IV. The following described property in the City of Renton is hereby
rezoned from RM-U (Residential Multi-family Urban) to RM-U (Residential Multi-family
Urban) allowing limited commercial, as hereinbelow specified, and the Development Services
Director is hereby authorized and directed to change the maps of the Zoning Ordinance, as
amended, to evidence said rezoning, to wit:
See Exhibit "D" attached hereto and made a part hereof as if fully set forth herein.

SECTION V. The following described property in the City of Renton is hereby
rezoned from RM-U (Residential Multi-family Urban) to CD (Center Downtown), as
hereinbelow specified, and the Development Services Director is hereby authorized and directed
to change the maps of the Zoning Ordinance, as amended, to evidence said rezoning, to wit:
See Exhibit "E" attached hereto and made a part hereof as if fully set forth herein.
SECTION VI. The following described property in the City of Renton is hereby
rezoned from CD (Center Downtown) to RM-U (Residential Multi-family Urban), as
hereinbelow specified, the Development Services Director is hereby authorized and directed to
change the maps of the Zoning Ordinance, as amended, to evidence said rezoning, to wit:
See Exhibit "F" attached hereto and made a part hereof as if fully set forth herein.
SECTION VII. This Ordinance shall be effective upon its passage,
approval, and five days after its publication.

LEGAL DESCRIPTION:
That portion of Government Lot 10 of Section 17 and Government Lot 17 of Section 18,
both in Township 23 North, Range 5 East, W.M., in the City of Renton, King County,
Washington, more particularly described as follows:
Beginning at the intersection of the easterly line of the abandoned Renton
Mine Spur Right-of-Way with the section line between sections 17 and 18,
said point being a distance of 28.4 feet north of the section corner common to
sections 17, 18, 19 and 20, all in Township 23 North, Range 5 East, W.M.;
Thence northwesterly along said right-of-way, a distance of 4.33 feet, more
or less, to its intersection with the northerly marginal line of South Grady
Way and the True Point of Beginning if the following described tract;
