ORDINANCE NO. 4911
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON,
CHANGING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTY WITHIN THE CITY OF RENTON FROM P-l (PUBLIC
USE) TO RC (RESOURCE CONSERVATION) WITH THE P-SUFFIX
DESIGNATION. (SPRTNGBROOK WATERSHED REZONE, FILE NO.
LUA 01-061,R,ECF)
WHEREAS, under Section 4.2.020 of Chapter 2, Land Use Districts, of Title IV
(Development Regulations) of Ordinance No. 4260 entitled "Code of General Ordinances of the
City of Renton, Washington," as amended, and the maps and reports adopted in conjunction
therewith, the property hereinbclow described has heretofore been zoned as P-l (Public Use);
and
WHEREAS, the City of Renton initiated a proceeding for change of zone classification
of said property on or about April 27, 2001. This matter was duly referred to the Hearing
Examiner for investigation, study, and public hearing, and a public hearing having been held
thereon on or about July 3, 2001, and said matter having been duly considered by the Hearing
Examiner, and said zoning request having been recommended for approval without conditions by
the Hearing Examiner or by the Environmental Review Committee, and no requests for
reconsideration or appeals having been received during the SEPA appeal period that ended July
31, 2001; and
WHEREAS, said zoning request being in conformity with the City's Comprehensive
Plan, as amended by Ordinance No. 4855, and the City Council having duly considered all
matters relevant thereto, and all parties having been heard appearing in support thereof or in
opposition thereto;

NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON, DO ORDAIN AS FOLLOWS:
rezoned to RC (Resource Conservation Zone) with the P-sufffx designation, as hereinbelow
specified. The Economic Development, Neighborhoods, and Strategic Planning Administrator is
hereby authorized and directed to change the maps of the Zoning Ordinance, as amended, to
evidence said rezoning, to wit:
See Exhibit "A" attached hereto and made a part hereof as if fully set forth herein.
(One parcel consisting of 52.31 acres, located at 5750 Talbot Road South, at the southern
end of the City and north of S.E. 200th Street in unincorporated King County.)
SECTION L The following described property in the City of Renton is hereby
SECTION II. This ordinance shall be effective upon its passage, approval, and
five days after publication.

EXHIBIT A Legal Description

Those portions of Section 5, Township 22 North, Range 5 East, W.M., King County, Washington
and the plat of Spring Brook Acre Tracts as recorded in Volume 12 of Plats, page 60, records of
King County, Washington, within Section 6, Township 22 North, Range 5 East, W.M., all situate
in the City of Renton, County of King, State of Washington, described as:
The Southwest Quarter of the Northwest Quarter of said Section 5;
EXCEPT Lot 2 of King County Short Plat R877058 Recorded under Auditor's File #7803010983,
AND EXCEPT the plat of Parkridge East as recorded in Volume 132 of Plats, pages 45-46,
records of King County, Washington,
AND EXCEPT that portion of said subdivision lying southerly of a line described as follows:
Beginning at a point on the west line thereof 241.50 feet North of the southwest corner;
Thence N 40°41 '00" E, a distance of 230.3 feet;
Thence S 84°12'00" E, a distance of 245.9 feet;
Thence S 34°26'00" E, a distance of 147.3 feet;
Thence S 14°49'00" E, to an intersection with the south line of said subdivision and the end of this
