ORDINANCE NO. 4865
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON,
CHANGING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTIES WITHIN THE CITY OF RENTON FROM R-14
(RESIDENTIAL 14 DU/AC) TO R-10 (RESIDENTIAL 10 DU/AC)
(MERLINO CPA REZONE #2000-M-4, LA PIANTA/LIBERTY RIDGE)
WHEREAS, under Section 4.2.020 of Chapter 2, Land Use Districts, of Title IV
(Development Regulations) of Ordinance No. 4260 entitled "Code of General Ordinances of the
City of Renton, Washingon," as amended, and the maps and reports adopted in conjunction
therewith, the property hereinbelow described has heretofore been zoned as R-14 (Residential -
14 du/ac); and
WHEREAS, the City of Renton initiated a proceeding for change of zone classification
of said property. This matter was duly referred to the Planning Commission for investigation,
study, and public hearing, and a public hearing having been held thereon on or about May 3,
2000, and said matter having been duly considered by the Planning Commission, and said zoning
request being in conformity with the City's Comprehensive Plan, as amended by Ordinance No.
4855, and the City Council having duly considered all matters relevant thereto, and all parties
having been heard appearing in support thereof or in opposition thereto; and
WHEREAS, the applicant has submitted a development agreement pertaining to the
subject property that would limit the total number of residential units to 436, of which not more
than 78 units will be flats/attached or townhouse units, and the number of units in any building
not to exceed 4 units, as well as a limit on the total number of daily vehicular trips for residential
development, and a limit on the total amount of impervious surface coverage due to development
(approximately 45 acres);

NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON, DO ORDAIN AS FOLLOWS:
rezoned to R-10 (Residential - 10 du/ac), as hereinbelow specified. The Neighborhood and
Strategic Planning Director is hereby authorized and directed to change the maps of the Zoning
Ordinance, as amended, to evidence said rezoning, to wit:
See Exhibit "A" attached hereto and made a part hereof as if fully set forth herein.
(Multiple parcels consisting of 20.00 acres with access from Edmonds Ave. NE)
SECTION II. This ordinance shall be effective upon its passage, approval, and
five days after publication.
SECTION I. The following described property in the City of Renton is hereby
PASSED BY THE CITY COUNCIL this _9th day of October , 2000.
