RESOLUTION NO. 3156
A RESOLUTION OF THE CITY OF RENTON, WASHINGTON, SETTING A
HEARING DATE FOR VACATING A PORTION OF THE ALLEY BETWEEN
GRADY WAY AND S.W. 12TH STREET, EAST OF LIND AND WEST OF
MAPLE AVENUE S.W. , PORTION OF S.W. 12TH STREET BETWEEN
LIND AND MAPLE AVENUE S.W. AND A PORTION OF MAPLE AVENUE
S.W. FROM S.W. 12TH STREET TO S.W. 13TH STREET (SHERIDAN
VAC-95-005)
WHEREAS, a Petition has been filed with the City Clerk of the
City of Renton on or about October 27, 1995, pursuant to the
requirements of RCW 35 . 79, petitioning for the vacation of a
portion of a certain street, as hereinafter more particularly
described, and said petition having been signed by the owners of
more than two-third (2/3) of the property abutting upon a portion
of said street sought to be vacated, and same being described as
follows :
See Exhibit "Al' attached hereto and made a part hereof as if
fully set forth herein.
(Portion of the alley between Grady Way and S .W. 12th Street,
east of Lind and west of Maple Avenue S .W. ; portion of S .W.
12th Street between Lind and Maple Avenue S .W. and a portion
of Maple Avenue S .W. from S .W. 12th Street to S .W. 13th
Street)
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON, DO RESOLVE AS FOLLOWS :
SECTION I. That the 27th day of November, 1995 at the hour
of 7 :30 P.M. at the City Council Chambers in the Municipal
Building, Renton, King County, Washington, be and is hereby fixed
as the time and place when the aforesaid Petition for vacating the
aforesaid portion of the alley between Grady Way and S .W. 12th
Street, east of Lind and west of Maple Avenue S .W. , portion of S .W.
RESOLUTION NO. 3156
12th Street between Lind and Maple Avenue S .W. and a portion of
Maple Avenue S .W. from S .W. 12th Street to S .W. 13th Street shall
be heard and determined, which said hearing date is not more than
sixty nor less than twenty days from the date of passage of this
Resolution.
SECTION II. The City Clerk is hereby authorized and
directed to give notice of said time and hearing as provided in RCW
35 . 79 . 020 and any and/or all persons interested therein or
objecting to said vacation may then appear and be heard thereon, or
they may file their written objections thereto with the City Clerk
at or prior to the time of hearing on said vacation.
SECTION III . The City Council shall determine, as provided
in RCW . 35 . 79 . 030, as to whether an appraisal shall be secured to
ascertain the fair market value of the property sought to be
vacated as provided for in Ordinance No. 3635 and the amount of
compensation to be paid by the Petitioner-Owners to the City for
such vacation, but which said amount shall not exceed one-half
(1/2) of the appraised value of the area to be vacated.
The City likewise reserves the right to retain an
easement for public utility and related purposes .

Right-of-Way Legal Description
That portion of Section 19, Township 23 North, Range 5 East, W.M., in King County, Washington
described as follows:
That portion of the alley between SW Grady Way and SW 12th Street running easterly, 225.00 feet, more
or less,from its intersection with the east Right-of-Way margin of Lind Avenue SW to its intersection with
the northerly extension of the east line of Lot 57,Block 27 of C. D. Hillman's Earlington Gardens Addition
to the City of Seattle Division No. 1 according to the plat thereof recorded in Volume 17 of Plats,page 74,
records of King County,Washington;
ALSO, a portion of SW 12th Street between Lind Avenue SW and Maple Avenue SW as dedicated in said
plat described as follows:
Beginning at the southeast corner of Lot 62,Block 27 of said plat;
Thence southerly along the southerly extension of the east line of said Block 27, to an intersection with a
line being 18.00 feet south of and parallel with the southerly line of said Block 27;
Thence southwesterly along said parallel line, a distance of 355.00 feet, more or less, to an intersection
with the northerly projection of the easterly Right-of-Way margin of Lind Avenue SW as it bisected Block
26 of said plat;
Thence northerly along said projected margin to an intersection with the south line of Block 27 of said
plat;
Thence northeasterly along said south line to the point of beginning;
ALSO, a portion of SW 12th Street between Lind Avenue SW and Maple Avenue SW and a portion of
Maple Avenue SW between SW 12th Street and SW 13th Street as dedicated in the said plat described as
follows:
Beginning at the northwest corner of Lot 12, Block 26 of said plat,being a point on the southerly Right-of-
Way margin of said SW 12th Street;
Thence northerly along the extension of the easterly Right-of-Way margin of Lind Avenue SW to a point of
tangency with the arc of a curve to the right with a radius of 18.00 feet, the center of which lies on the
southerly Right-of-Way margin of said SW 12th Street;
Thence along said are to a point of tangency with a line 18.00 feet northerly of and parallel with the
southerly Right-of-Way margin of said SW 12th Street;
Thence northeasterly along said parallel line a distance of 330.00 feet, more or less,to a point of tangency
with the arc of a curve to the right with a radius of 18.00 feet,the center of which is the northeast comer of
Lot 1 of said Block 26;
Thence along said arc to a point of tangency with a line 18.00 feet easterly of and parallel with the westerly
Right-of-Way line of Maple Avenue SW;
Thence southerly along said parallel line to an intersection with the easterly extension of the northerly
Right-of-Way margin of said SW 13th Street;
Thence southwesterly along said extension to the southeast corner of Lot 62,Block 26 of said plat;
Thence northerly along said westerly Right-of-Way margin of Maple Avenue SW, to an intersection with
the southerly Right-of-Way margin of said SW 12th Street;
Thence southwesterly along said margin to the point of beginning.
