AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON, 45-,4-
AMENDING PORTIONS OF CHAPTER 11, TITLE IX (PUBLIC
WAYS A14D PROPERTY) OF ORDINANCE NO. .1628 ENTITLED
"CODE OF GENERAL ORDINANCES OF THE CITY OF RENTON"
RELATING TO PLAT IMPROVEMENTS AND DEVELOPMENT
STANDARDS AND SUBDIVISION PROCEDURES
THE CITY COUNCIL OF THE CITY OF RENTON, WASHINGTON, DO ORDAIN
AS FOLLOWS :
SECTION I : Existing Section 9-1102 of Title IX (Public Ways
and property) of Ordinance No. 1628 entitled "Code of General Ordinances
of the City of Renton" is hereby amended by adding the following new
subsection.
Section 9-1102 19 . Lot Line Adjustments . A division made
for the purpose of adjusting boundary lines which does not create any
additional lot , tract, parcel, site or division nor create any lot ,
tract, parcel, site or division which contains insufficient area and
dimension to meet minimum requirements for width and area for a building
site.
SECTION II : , Existing Section 9-1104 of Title IX (Public Ways
and Propertv) of Ordinance No. 1628 entitled "Code of General
Ordinances of the City of Renton" is hereby amended by adding the
following new subsection:
Section 9-1104 5
(A) A lot line adjustment shall be allowed whenever such
lot line adjustment does not create a lot which is non-conforming to
the requirements of the Subdivision Ordinance or Zoning Ordinance.
(B) The Building and Zoning Department and Public Works
Department shall determine compliance of a Lot Line Adjustment
application with all requirements of the Zoning and Subdivision
Ordinances for all lots within the proposed lot line adjustment .
(C) Upon approval by the Building and Zoning Department , the
applicant shall submit for approval a record of survey along with
the required filing fee in accordance with the Fee Schedule of the
City of Renton.
(D) Upon finding the record of survey complies with the
approved Lot Line Adjustment, the Building and Zoning Director
and Public Works Director, or their authorized representatives , shall
sign the reproducible copy and two copies and release the reproduc=
ihle copy for recording by the applicant . The copies shall be
retained for City records .
SECTION III : Existing subsection 23A (9) of Section 9-1108
of Title IX (Public Ways and Property) of Ordinance No. 1628 entitled
"Code of General Ordinances of the City of Renton" is hereby amended
to read as follows :
Section 9-1108 23 (A) (9) , as amended: Private Streets . No
private street shall be platted in any subdivision except that private
streets serving not more than four (4) single family residential lots
may be established in a short plat upon approval of a Variance by the
Hearing Examiner pursuant to Section 9-1109 . Prior to approval of
the variance, the Hearing Examiner must find that the proposed
private street is not reasonably anticipated to be necessary for ex-
isting or future traffic and/or pedestrian circulation through the
subdivision or to serve adjacent property. Such private street
shall consist of a thirty foot (30 ' ) easement width with a twenty
foot (20' ) pavement width. The remainder of the easement shall be
landscaped. The plat shall provide underground utilities , including
storm drainage and sanitary sewers , and street lighting. No further
subdivision of the subject or adjacent property shall be permitted
without the dedication of a public street , meeting the width
standards and all improvements required by this Chapter. The private
street shall not exceed five hundred feet (500 ' ) in length, and shall
provide a cul-de-sac or hammerhead turnaround meeting the minimum
requirements of this Chapter. Appurtenant traffic control devices

including installation of traffic and street name signs,
as required by the Public Works Department, shall be provided by
the subdivider.
SECTION IV: A new subsection is hereby added to Section
9-1108 23A of Title IX (Public Ways and Property) of Ordinance No .
1628 entitled "Code of General. Ordinances of the City of Renton" as
follows :
Section 9-1108 23 (A) (11) Reserve Strips . There shall be no

privately held or owned reserve strips paralleling or terminating
street ends or otherwise controlling access to streets .
SECTION V: This Ordinance shall be effective upon its passage,
approval and thirty (30) days after its publication.
