AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON CHANGTNG
THE ZONING CLASSIFICATION OF CERTAIN PROPERTIES WITHIN TFiE
" CITY OF RENTON FROM P-1 (PUBLIC USE) TO CO (COMI�RCIAL
OFFICE) (VALLEY MEDICAL CENTER, SOUTH CAMPUS REZONE; FILE '
NO. LUA-95-121, R) .
.WHEREAS, under Chapter 7, Title IV. (Building Regulations) , of
Ordinance No. 4260 known as the "Code of Genera.l Ordinances of the
City of Renton, " as amended, and maps and reports adopted in
conjunction therewith, the property hereinbelow described has
heretofore been zoned as P-1 (Public Use) ; and
WHEREAS; the City of Renton initiated a proceeding for change
of zone classification of said property. This matter was duly �
referred to the .. Hearing Examiner for investigation, study, and
public hearing, and -a public hearing having been held thereon on or
about February 4, 1997, and said matter having been duly considered
by the Hearing Examiner, and said zoning request having been
recommended, and said zoning request being in conformity with the
City' s Comprehensive Plan, as amended, and the City Council having
� dul considered all matters relevant thereto and all arties havin

been heard appearing in support thereof or in opposition thereto;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON, DO ORDAIN AS FOLLOWS :
SECTION I . The following described property in the City of '�,
Renton is hereby rezoned to CO (Commercial Office) as hereinbelow '
specified, subject to the findings, conclusions, and decision of the

Hearing Examiner dated February 13, 1997 and replacing the
recommended condition with the following language; '
"For those portions of the campus within one-hundred and
fifty feet (150' ) of any properties designated as
residential on the City' s Comprehensive Plan, the maximum
building height shall be equal to the distance from the
nearest property designated as. residential . The maximum
height for any building on the campus shall be one-hundred
and fifty feet (150' ) . "
the Development Services Director is hereby authorized and directed �
to change the maps of the Zoning Ordinance, as amended, to evidence
said rezoning, to-wit:
See Exhibit "A" attached hereto and made a part hereof as
if fully set forth herein.
(Said property, approximately 9. 0 acres, is located at
South 43rd and Davis Avenue South. )
SECTION II . This ordinance shall be effective upon its
passage, approval, and five (5) days after publication.
