ORDINANCE NO. 4416
AN ORDINANCE OF THE CITY OF RENTON, WASHINC�TON, AMENDING
THE INTERIM ZONING MAP AND CHANGING THE ZONING
CLASSIFICATION OF CERTAIN PROPERTIES WITHIN THE CITY OF
RENTON FROM IM (INDUSTRIAL-MEDIUM) TO CA (COMMERCIAL
ARTERIAL) (HCWA REALTY CORPORATION (HOME BASE) ) .
WHEREAS, under Ordinance No. 4406 the City Council adopted the
Interim Zoning Map based upon the Interim Land Use Element of the
Comprehensive Plan adopted by Ordinance No. 4405; and
WHEREAS, the adoption of the Interim Zoning Map constitutes an
area-wide zoning; and
WHEREAS, the City Council established a process known as the ,
"Err.ata .Process" for reviewing concerns about the Interim Land Use
Element of the "Compreh.ensive .Plan and the .Interim .Zoning Map; and
WHEREAS, the property hereinbelow described has heretofore been
zoned as . IM ( Indust�r.ial-Medium) , and •the City Council having
reviewed the zoning classificat.ion under the "Errata Process" and
ref�e.rred this matter to public hearing before considering a change
to the zoninq classification to CA (Commercial Arterial) ; and
WHEREAS, this change in zoning classification was duly
considered in public hearing held on or about the 9th day of
Auaust , 1993, and said change in zoning classification being in
conformity with the City' s Interim Land Use Element of the �
Goinprehensive Plan, as amended, and the City Council having duly
considered all matters relevant thereto, and all parties having been
heard appearing in support thereof or in opposition thereto;

NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON, DO ORDAIN AS FOLLOWS:
SECTION I. Ordinance No. 4406, the Interim Zoning
Ordinance, is hereby amended with respect to the zoning
classification of the following described real property in the City
of Renton, and that property is hereby rezoned to CA (Commercial
Arterial) :
See Exhibit "A" attached hereto and made a part hereof as
if fully set forth herein.
(Said property, approximately 1 . 9 acres, is located at
East Valley Road at Southwest 41st Street)
SECTION II. This Ordinance shall be effective upon its
passage, approval, and five days after its publication.

af Record of Surveys, pages 8-11, Records of King County, Washington, more particularly �
described as follows:
Beginning at the northeast corner of Lot 3 of the Burlington Northern Binding Site Plan;
� • Thence south O1° 50' 09" west along the east line of Lot 3, said east line also being the
west right-of-way line of East Valley Highway, a distance of 540 feet, more or less, to an
intersection with the south line of Section 30, Township 23 North, Range 5 East,W.M.;
'd'hence westerly along the south line of Section 30 to an intersection with a line which

of Request: Rezone of an approximately 1.9 acre area within an existing
11.52 acre parcel zoned IM (Industrial-Medium). The
requested zoning for the 1.9 acre area is CA (Commercial Arterial).
Background: The area to be rezoned is part of a development proposal previously known as
' Pace /HomeC?u�. T7ie rezone will be incorporated in a binding site ulan.• The
� rezone will enable the property to be developed with an IKEA furniture store
and a HomeBase store. The proposed rezone from IM to CA is direcdy
adjacent to existing CA zoning on the northwest corner of Southwest 41st �
. Street and East Valley Highway.
