PIKE LANE ACCESS PERMIT
Detween The City of Renton and Lake Shore �Genera( Partnership
RLCITALS
WHEREAS, the Lake Shore General Partnership (hereinafter referred to as the Grantee) '
is deveioping a senior citizen retirement facility located at 11448 1Zainier Avenue South,
Seattle, Washington, abutting the west side oC the northwest property line of the ftenton
Municipal Airport w1�ic1� is owned by the City of Renton, Washington (hereinafter
referred to as tlte Grantor), aiid
1�'IIEREAS, tlle Lake Shore Genera( Partnersl�ip desires to obtain permission to enter
upon Renton Municipal Airport property, along a Fire Lane route as shown on Exhibit
A- Site Plan, for tl�e purpose of emergency fire vehicle and equipment access to the
Grantee's property and senior citizen facility,
NOW, TI-IEREFORE, tlle City of Renton, Wasi�ington, and the Lake Shore General
Partnersl�ip do hereby agree to the following:
1. Grantee acknowledges tl�at tl�e Fire Lane access is not a "Public" access and is
specifically to be designated as an "Access Route Only" for the King County Fire
Department and tl�e City of Renton Fire Department to assure protection of tha
propertics and life safety for the Grantee.
2. Grantor acknowledges that this Fire Lane access is being granted in
consideration of tlie Grantee executing an Avigation and Hazard Easement for the
Grantor. .
- 3. Grantor, City of Renton, hereby grants unto Grantee an irrevocable permit to �
' cnter upon its land as shown on Exhibit A - Site Plan for the purposes of providing �
emergency fire access to grantee's senior citizen retirement facitity throughout the use of ,
tl�e Grantee's property for the operation of said retirement facility.
4. Grantee sl�all install, at its cost and on its property, a fire access gate located
, �
ad'acent to the dividing Iine between the City of Renton s property and Grantee s

property, which gate shall be of secure construction and maintained as such. The fire i
access gate sl�all be closed and secured by a weided link or other secure method
acceptable to the City of Renron except when in use for emergency purposes. i

5. Should the fire lane extension on Grantee's property create a surface water
runoff problem, Grantee agrees to construct necessary surface water drainage controls
and/or structures in order to prevent runoff entering onto Grantor's property, causing
erosion or other damage, or creating unsightly or nuisance ponding or dirt patches.
