ORDINANCE NO. 4275
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTUN ANTNEXING
CERTAIN TERRITORY OF TH£ CITY OF RENTON (DUNCAN
ANNEBATION; A-001-89) . �
WSEREAS, under the provisions of RCW 35�. 14 . 120 as amended, a
petition in writing requesting that certain territory conti•guous. to

� the City of Renton, as described below, be annexed to the City of

o Renton, was presented and filed with the City Clerk . on or- about

� April 24, 1989; and
WHEREAS, prior to the filing and circulation of said petition
for annexation to the City of Renton, the petitioning owners
notified the city council cf their intention to commence such
proceedings as provided �ay law, and as more particularl� specified
in RCW 35A. 14 . 120, and upon public hearirig thereon, it r�aving been
determined and the petitioning owners havirig agreed tt� assume the
pre-existing bonded indebtedness o� the City of Renton as it
pertains to the territory pe�titioned to be �nnexed; and to accept
that portion of the city's comprehensive pla�. as it per�ains to the
territory includirig the applicable zoning code relatinr� thereto; and
WHEREAS, t�ie• P�la�i�ing D.��i s ion ha� examined and verif ied the I
signatures ori the p�'�i�i.on f'or �nne�>a�ion and �3etermined the
assessed valuat�ion ot �11 t-he prc��rties, th� sam� bsinr� in exc�s�
of sixty perceri�t ( 60�) of tlae a�ea to be annexed, in val��, as '
provided by law, and the petitit�n also setting forth the legal
description of the property ac�ording to government legal

subdivision or plat, and the Planning Division of the City of Renton
having considered and recommended the annexing of said property to
the City of Renton; and
WHEREAS, the City Council fixed March 5, 1990 at 7 : 30 p.m. as
the time and place for public hearing in the City Council Chambers,
City Hall, Renton, Washington, upon the petition and notice thereof
o�o having been given as provided by law; and

o WHEREAS, pursuant to said notice a public hearing has been held

o at the time and place specified in the notice, and the council

°' having considered all matters in connection with the petition and
further determined that all legal requirements and procedures of the
law applicable to the petition method for annexation have been met;
and
WHEREAS, a "Notice of Intention" having been filed with the
King County Boundary Review Board as required by law, and the
Boundary Review Board having approved the annexation as per its
letter dated May 31, 1990 .
NOW, TSEREFORE, THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON, DO ORDAIN AS FOLLOWS:
SECTION I. The findings, recitals, and determinations are �
hereby found to be true and correct in all respects; all
requirements of the law in regard to the annexation by petition
method, including the provisions of RCW 35A. 14 . 120, 130, 140 and
150, have been met. It is further determined that the petition for
annexation to the City of Renton of the property and territory
described below is hereby approved and granted; the following

described property being contiguous to the city limits of the City
of Renton is hereby annexed to the City of Renton, and such '
annexation to be effective on and after the approval, passage, and
publication of this Ordinance; and on and after said date the
� property shall constitute a part of the City of Renton and shall be

subject to all its laws and ordinances then and thereafter in force
o�o and effect; the property being described as follows :

� See Exhibit "A" attached hereto and made a part hereof as
o if fully set forth herein

� � (Said property, approximately 42 . 54 acres, bounded by
Jones and Lincoln Avenues N.E. , N.E. 43rd Street, 112th
Avenue S.E. and N.E. 36th Street. )
and the owners-petitioners of the property shall assume the pre-
existing bonded indebtedness of the City of Renton as prescribed in
RCW 35. 13 . 126 as it pertains to the property, and the property to be i
subject to the city's comprehensive plan and zoning code.
SECTION II. This Ordinance shall be effective upon its
passage, approval, and thirty days after its publication. il
A certified copy of this Ordinance shall be filed with the
King County Council, State of Washington, and as otherwise provided
by law.
SECTION III. The annexed property, contiguous to Precinct No. I'
t��-t of the City of Renton, shall be and constitute a part
of the Precinct No. 41-1 of said city.

EXHIBIT A
DUNCAN ANNEXATION LEGAL DESCRIPTION
That portion of Sections 29 and 32, Township 24 North, Range 5 East, W.M., I
King County, WA, more particularly described as follows: '�
Beginning at the intersection of the North 'line of Section 32, with the East line of the
West 1/2 of the Northeast 1/4 of said Section 32, said line also�being the East Right-of-Way
Line of 112th Avenue S.E. (Hillman Blvd.), said Right-of-Way being 30 feet in width;
Thence South along said East line of the West 1/2 line and said East Right-of-Way line to
an intersection vaith the South Right-of-Way line of 112th Place S.E., said Right-of-Way being
60 feet in width, 30 feet each side of centerline;
op Thence co�tinuing South along said �ast line of the West 1/2 and said East Right-of-Way
� line of 112th Avenue S.E., said Right-of-Way line now also being the existing limits of the City
o af Renton as annexed by Ordinance No. 1842, to an intersection with the l�orth Right-of-Way
o line of S.E. 88th Street, said Right-of-Way being 60 feet in width;

o Thence West a(ong said North Right-of-Way line, said line also being the existing limits
6' of the City of Renton as annexed by Ordinance No. 1835, to an intersection with the East
Right-of-Way line of Lincoln Avenue N.E. (IlOth Avenue S.E.) said Right-of-Way being 60
feet in width;
Thence North along said East Right-of-Way line and said City limits, to an intersection
with the North Right-of-Way line of Lincoln Place N.E. (S.E. 86th Street), said Right-of-Way
being 60 feet in width;
Thence West along said North Right-of-Way line and said North Right-of-Way produced
Westerly and said existing City limits to an interestion with the East Right-of-Way line of 108th
Avenue S.E., said Right-of-Way being 60 feet in width;
Thence North along said East Right-of-Way line, said line being the existing limits of the
_ _ City of Renton as annexed by Ordinance No. 1823, to an intersection with the South line of Lot
9, Block 2, C.D. Hillman's Lake Washington Garden of Eden No. 7, as recorded in Volume 16
of Plats, Page 18, records of King County, WA;
Thence East and Northeast along the South and Southeast line of said Lot 9 and said City ,
limits to the West line of Lot 8, Block 2 of said plat; ,
Thence South along the Southerly extension of said West line of Lot 8, also being the ,
existing limits of the City of Renton as annexed by Ordinance 2079, to the South line of Lot 2, '
Block 3 of said plat;
Thence East along said South line and said City limits to an intersection .with the East
Right-of-Way line of 110th Avenue S.E. (Lake View Avenue) said Right-of-Way being 60 feet
in width;
Thence North along said East Right-of-Way line and said existing City limits to an
intersection with the South Right-of-Way line of S.E. 80th Street (N.E. 43rd Place) said Right-
of-Way being 60 feet in width, 30 feet each side of centerline;
Thence West along said South Right-of-Way line and said existing City limits to an
intersection with the East boundary line of that tract of land, as annexed by
Ordinance 1836;
