I PROJECT OVERVIEW
Site Location
The project is located in the NW 1/4, SW 1/4, SEC. 9, T. 23 N., R. 5 E., W.M., in
King County, Washington. The site is located at 762 Monroe Ave NE, Renton,
WA 98056. The entire site covers an area of a roximatel 0.46 acre and zoned
PP Y
Single-Family Residential R8 (5,000 SF/Lot).
Existin� Conditions
I
The existing site consists of a single-family home, a garage, a grass covered lawn,
I concrete driveway, concrete walkway and a deck. The terrain is generally flat
Bordering properties include a single-family home to the north, south and east; the
subject property borders Monroe to the west.
The topography indicates that no offsite runoff is flowing to the property from the

adjacent properties. The natural site topography directs surface flows from west to
the east direction. There is no sensitive area on the property.
The proposed project meet the requirements of Small Drainage Review per 2005
KSWDM Section 1.1 Table 1.1.2. A, page 1-11.
Develoqed condition
The project proposes to subdivide this lot into three single-family lots through a
short plat process. The existing house and the garage will be demolished and three
new homes will be constructed. An access drivewa from Monroe Ave will

provide access to the proposed lots. A sidewalk will be contracted in front of the
property along the east side of Monroe Ave NE.

The total existing impervious surface is 4120 square feet. The proposed driveways
will be approximately 2800 square feet of impervious surface; the proposed house
will be 4800 square feet. The total proposed new impervious surface is 3680 square
feet. The net total added impervious surface will be 3680 square feet, which falls
within the limits for Small Site Drainage Review.
This project meets the small site drainage criteria.
• Parcel smaller than 22,000 sq. ft. This Project site is 19,980 sq. ft
19,980 sq. ft. < 22,000 sq. ft.
• Less than 10,000 sq. ft. new impervious area. The project adds a net
3,680 sq. ft. new impervious area.
3,680 sq. ft, < 10,000 sq. ft
All stormwater flows will be tight lined to existing storm drain system on Monroe
Ave. NE. To avoid saturation of soils near the foundation of the house, roof runoff
will be tight lined via downspout to the existing storm drain.
Uustream Tributarv Area
The topography indicates that no offsite runoff is flowing to the property from the
adjacent properties. There is no sensitive area on the property.
5oi1 Classification
The U.S. Soils Conservation Service has classified the soils as Alderwood soils
(AgC). The subject site is not in a wetland area, along a designated stream, within
the 100-year flood plain, within an erosion hazard area, within a landslide hazard '
area, within a seismic hazard area, nor a coalmine hazard area.

Flow Control
Since the project proposes less than 10000 square feet of new impervious surface
and meets the Small Site Drainage Review Requirements per 2005 (KCSWDM)
I page 1-12, flow control analysis and design is not required.
Water ualitv
The proposed project adds approximately 2800 square feet of PGIS. Per 2005
KSWDM, Section 1.2.8 page 1-58, water quality is not required.

VIII EROSION/SEDIMENTATION CONTROL ANALYSIS AND
DESIGN
Requirement# 1, Clearing Limits:
The vegetation around the perimeter of the proposed development can be removed
after temporary erosion controls are in place. The siltation control fence shall be
installed as close to the clearing limits as practicable.
Requirement#2, Cover Measures:
King County standards notes for temporary sedimentation and erosion control
(TESC) have been included in the project.
Requirement#3,Perimeter Protection:
Perimeter Protection is addressed by the installation of silt fences downstream of
earth disturbing activity.
Requirement#4, Traffic Area Stabilization:
The plans call for the installation of a construction entrance per King County
standards.
Requirement# 5, Sediment Retention:
Not applicable.
Requirement#6, Surface �Vater Control:
Any runoff from disturbed areas will be passed through silt fences. No offsite
runoff will drain onto disturbed areas. Catch basin insert will be installed.
Requirement#7,Dust Control:
Dust control, when required, will be accomplished by spraying exposed soils with
water until wet, without generating runoff.

Requirement# 8, Wet Season Construction:
See Requirement# 2 above.
Requirement# 9, Construction Within Sensitive Areas and Buffers:
No construction activities will be within sensitive areas and buffers during the
development of this project.
Requirement# 10, Maintenance:
The applicant's contractor shall serve as the TESC supervisor.
Requirement#9,Final Stabilization:
After the site is completely stabilized, all TESC material will be removed and all
storm facilities will be made functional. Correct operation of all permanent
facilities will be verified at this time.
All construction debris will promptly be removed from the site to minimize
construction impacts on the site. The contractor shall implement additional Best
Management Practices as required by the King County inspector.

The proposed project meet the requirements of Small Drainage Review per 2005

XII. CONCLUSION
Based on this proposed design, in conformance with the King County Surface
Water Design Manual, the total peak discharge to downstream will not increase as a
result of this project; and this project will not adversely impact the existing
downstream drainage system.
The analysis, designs and recommendations submitted in this report are based upon
our site observations, available information about the surface and subsurface
conditions of the site.
