AMENDING CHAPTER 11 OF TITLE IX ( PUBLIC WAYS
AND PROPERTY ) OF ORDINANCE N0 . 1628 Ef�TITLED
"CODE OF GENERAL ORDINANCES OF TFIE CITY OF
RENTON" RELATING TO CHAfJGES CONCERfdING . RECORDING
OF SHORT PLATS ; CONTENTS OF LCGAL NOTICES ;
DEDICATION OF LAND �FOft OPEP� SPAC.E ; TIME LIMIT FOR
BONDS ; AND REVIEW PERIOD FOR PRELIMINA�Y PLATS , �
AND REPEALING ANY AND ALL ORDINANCES OR PARTS OF

THE CITY COUNCIL OF THE CITY OF RENTON l�U ORDAIN AS FOLLOWS : I
SECTION I : Subsection C of Sect� on 9- 11-05 . 3 entitled "Plat
Requirements for Short Plats " of Title IX (Public Ways and Property)
of Ordinance No. 1628 entitled "Code of General Ordinances of the
City of Renton" is hereby amended to read as follows :
Section 9= 1105 . 3C
C . Section 9- 1106 . 3K. Final Plat Map , Scale , Required
� Documentation except tt�at one ( 1 ) sheet shall be
eight and one-half (8'z) by fourteen ( 14) inches .
SECTION II : Subsection 8 of %Section 9- 1105 entitled "Filing ,
of Plaf:" of Title IX (Public Ways and Property ) of Ordinance No . 1628
entitled "Code of General Ordinar�ces of the City of Renton" is hereby
amended to read as follows : '
Section 9- 1105 . 8
8. Filing of Plat . A plat must be signed before it 15 '
filed .
A. King County Department of Records and Elections,.
All short plats shall be filed with the King County
of Record and Elections .
The record•ing fees shall be pai � by the subdivider
to the City Clerk , who shall file the plat with the
Kir�g County Department of Records and Elections .
6 . Additional Subdividing . Land in short subdivisions ,
. shall not be further divided in any manner within a
period of five ( 5 ) years without the filing of a
final plat . �

SECTION III : Subsection C of Section 9-1106. 2C entitled "Notice
of Hearing" of Title IX (Public Ways and �Property) of Ordinance No . 1628
entitled "Code of General Ordin.ances of the City of Renton" is hereby
amended as follows :

Plat . Such public hearing may �e held before a
committee constitutir�g a majority of the City
Council . If the hearing is befare a committee , the
' c�mmitte� shall report its recommendatlons on the
matter ta the City Council for final aetion . The
I City Cauncil shall inquire into the public use and
I interest proposed to be served by the establishment

of the subdivisiorae It shall determine if appro-
priate provisions are made for , but not limited to , �
the public health , safety , and general welfare ,
for open spaces , drainage ways , � treets , alleys , other
public ways , water supplies , sanitary wastes , parks ,
playgrounds , sites for schools and school9rounds ,
and shall consider all other relevant facts and
determine whether the public interest will be
served by the subdivision and dedication . If it
finds that the proposed plat makes appropriate
provisions for the public health , safety , and
. general welfare and for such open spaces , drainage
ways , streets , alleys , other public ways , water
supplies , sanitary wastes , parks , playgrounds , sites
for schools and schoolgrounds and that the public
use and interest will be served by the platting of
� such subdivision , then it shall be approved . If
it finds that the proposed plat does not make such
appropriate provisions or that the public use and
interest will not be served , then the City Council
may disapprove the proposed plat . Dedication of land
to any public body , may be required as a condition �
of subdivision approval and shall be clearly shown
on the final plat . The City Council shall not as
a condition to the approval of any plat require a
release from damages to be procured from other
property owners . �
SECTION V : Subsection G of Section 9-1106 . 2G entitled "Approval
Period" of Title IX ( Public Ways and Property) of Ordinance No . 1628
entitled "Code of General Ordinances of the City of Renton" is hereb.�
amended to read as follows :

� G , Approval Period. Preliminary plats shall be
approved , disapproved or returned to the sub- ,
divider for modification within ninety (90)
days from the date of submission unless the sub-
divider consents to the extension of such time
, period ; PROVIDED , that if an environmental impact
statement is required as provided in RCW 43 . 21C . 030 ,
the ninety (90 ) day period shall not include the
time spent preparing and circulating the environ-
mental impact statement .

� '. SECTION VI : Subsection B of Section 9-1108. 21B entitled "Time
� Limit" of Title IX (Public Ways and Property) of Ordina.nce No . 1628 I
entitled "Code of General Ordinances of the City of Renton : is hereby '
amended to read as follows :
Section 9- 1108. 21B
�� 6. Time Limit . Such bond shall list the exact rvork
that shall be performed by the applicant and shall
specify that all of the deferred improvements be
completed within the time established by the Board
of Public Works ; and if no time is established , then
not later than one year after approval of the Final
Plat by the City Council . The maximum time limit
to defer improvements shall be two (2 ) years after
the approval of the Final Plat by the City Council .
The bond shall be held by the City Clerk .
SECTION VII : Any and all ordinances or parts of ordinances in
conflict herewith are hereby repealed.
SECTION VIII : This Ordinance shall be in full force and effect
on and after July 1 , 1974 and after its passage , approval and five
(5) days after its legal publication .
