AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON,
CHANGING THE .ZONING CLASSIFICATION OF CERTAIN
PROPERTIES WITHIN THE CITY OF RENTON FROM
'�APARTMENT HOUSES AND MULTIPLE DWELLINGS" (R-4).
TO LIGHT INDUSTRIAL DISTRICT (L-1)
WHEREAS under Chapter 7 , Title :IV (Building Regulations)
of Ordinance No. 1628 known as the "Code of General Ordinances of
the City of Renton" , as amended, and the maps and reports adopted
in conjunction th.erew.i.th, th.e property. hereinbelow described has
heretofore been zoned as 'Apartment Houses and Multiple Dwellings�' (R-4) ;

WHEREAS a proper petition for change of zone classification
of said property. has been filed with the. P;'1'an;ni".n'g:,�:ontm��i s5_-i on�.,�rr_ or ab�u�
September 22 ,� 1976 , which petition was duly referred to the Planning
Commission for investigation, study and public hearing, and a public
hearing having been held thereon on or about .October .13 , 1976, and
said matter having been duly considered by. the .Planning Commission
and said zoning request being in conformity with the Cityts Comprehensive
� Plan, as amended, and the City Council having duly considered all
matters relevant thereto, and all parties having beeri heard appearing
in support .thereof or in opposition thereto, NOW THEREFORE
THE CITY COUNCIL OF THE CITY. OF RENTON, WASHINGTON, DO

DECLARATION OF REST'I�ICTIV� COV�NANTS
WHEREAS , Rich Kevin O'Brien and Linda L. O'�rien, his
wife, are the owners of the following real property in the City
of Renton, County of King, 5tate of �^7ashington, described as
follows:
Lots 29 through 32, Block 29 , Hillman' s Earlington

� impose the following restrictive covenants running with the land

f'�- NOV�7, THEREFORE, the aforesaid owners hereby establish,
cjrant and impose restrictions and covenants running with the land
as to the use of the land hereinabove described with respect to
the use by the undersigned, their successors, heirs and assigns,
as follows :
PERMITTED USES
Permitted uses of the property described shall be limited
to offices, warehousing, and light manufacturing or
similar uses compatible with adjacent area.
SETBACKS
No buildings or structures shall be permitted or located;
(a) within thirty (30) feet of the easterly property line
adjacent to Seneca Avenue S.W. , (b) within thirty (30)
feet of the westerly property line, (c) within ten (10)
feet of the northerly property line adjacent to the
southerly line of the platted all.ey, and (d) within an
average of twenty (20) feet of the southerly property
line adjacent to S.W. 13th Street.
LANDSCAPED AREAS
The first ten (10) feet adjacent to all property lines
shall be appropriately landscaped and maintained continu-
ously in a neat and clean manner, except for designated
pedestrian and vehicular accessways. The remainder of the
setback areas exclusive of the ten (10) foot landscape
area may be utilized for off-street parking purposes as
provided by "the laws -and orainances of tYie City of `Rentori, � �
Any areas not utilized for parking, circulation, or
structures shall be appropriately landscaped. Detailed
landscape plans shall be submitted to and approved by the
Renton Planning Department.

OUTSIDE 5iORAGE AREAS
The outside storage of materials, construction equip-
ment, and containers shall be permitted within the
buildable area of the subject property, provided such
storage area is screened from all adjacent property
lines by a wall or view obscuring fence not less than
eight (B) feet nor more than ten (10) feet in height, �,

-- together with a minimum five (5) foot landscape strip
� suitable for screening purposes. Such screening and

� landscaping shall be approved by the Renton Planning

,.v.. Department and continuously be maintained in a neat
�,�. and clean manner.

' These covenants shall run with the land and expire on
December 31, 2025 .
Any violation or breach of these restrictive covenants n�ay be
enforced by proper legal procedures in the .Superior Court of King I
County by either the City of Renton or any property owners adjoin-
ing subject property vaho are adversely affected by said breach.
