WHEREAS under Chapter 7 , Ti.-tle IV (F3uilding Regulations}
o� Ordinance No.1628 kriown as `the "Co_de of General Ordinances af

in canjunction therewith, the praperty her.einbelaw described has
heretofore been zoned as Residence District {R-1) ; and
WHEREAS a proper petiti.on for ch�nge o� zone classification
of said proper�y has been �iled wi:th the City Clerk on or abaut
October 20 , 1976 ;whi:ch pet:itian was duly referred to: the Planning
Commission for inves-�igation, study and public hearing, and a publie
hearing having been held thereon an or abou:� Nover�iber 1.0, 1976 ,

DECLARATIQN OF RESTP,ICTIVE COVEN,4NTS
WNEREAS, Albert Heglund , Jr. and Helene Heglund , his
I wife , are the owners of the following real prc>perty in the City of
Renton , County of King , State of Washington , described as follows :
The northerly 25 feet of Lot 15 and the southerly 23 feet
� of Lot 16 , Block 2 , Smithers Fifth Addition to Renton ,
�,p according to plat recorded in Volume 16 of Plats , page 33 ,
� records of King County , Washington , to�ether with east one-
half of vacated alley adjoining that portion of Lot 15 .

.� to impose the following restrictive covenants running with the land
as to use , present and future , of the above described real �roperty .
NOt�l, THEREFORE, the aforesaid owners hereby establish ,
c�rant and impose restrictions and covenants running with the land
hereinabove described with respect to the use by the undersigned ,
their successors , heirs , and assigns , as follows :
ACCESS
All vehicular ingress and egress to this described property
shall be by Shattuck Avenue South only .
SCREENING
The alley adjoining the north property line shall be blocked
� and screened in an approved manner to prohibit vehicle circu-
lation to and from the described property via the alley .
LAN�SCAPE AREAS
The site as described shall be appropriately landscaped in
� order to screen and protect adjacent properties as well as
provide an esthetically pleasing site development . Such
landscaping shall be maintained continuously in a neat and
clean manner.
STORAGE
There shall be no outside stora.ge of materials , construction
equipment , supplies or containers .
SITE PLANS
Uses , plans , and designs for development or redevelopment
must be an�roved by the City of Penton Plannirg Commission
and the Renton Planning Department pursuant to the require-
ments of section 4-710 . 3 of Title IV ( Building Regulations )
I of Ordinance No . 1628 entitled "Code of General Ordinances
of the City of Renton . "
DURATION
These covenants shall run with the land and expire on
December 31 , 2025 .

Any violation or breach of these restrictive covenants may be
enforced by proper legal procedures in the Superior Court of King
County by either the City of Renton or any property owners adjoining
subject property who are adversely affected �by such brea h or viola-
