ORDINANCE N0. 3111 '
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON,
CHANGING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTIES WITHIN THE CITY OF RENTON FROM GENERAL
CLASSIFICATI.ON DISTRI.CT (GS-1) TO LIGHT INDUSTRY
DISTRICT (L-l)
WHEREAS under Chapter 7 , Title IV (Building Regulations)
of Ordinance No. 1628 known as the "Code of Gerieral Ordinances of
the City of Renton" , as amended, and the maps and r�ports adopted
in conjunction therewith, the property hereinbelow described has
heretofore been zoned as General Classification District (GS-1) ;
and
WHEREAS a proper petition for. change of zone classification
of said property has been filed with the City Clerk on or about
November 17, 1976, which pet.ition was duly referred to the Planning
Commission for investigation, study and public hearing, and a public
hearing having been held thereon on or about December 8 , 1976 , ;
and said matter having been duly considered by the Planning Commission
and said zoning request being in conformity with the City' s Compre-
hensive Plan, as amended, and the City Council having duly considered
all matters relevant thereto, and all parties having been heard appear-
ing in support thereof or in opposition thereto, NOW THEREFORE
THE CITY COUNCIL OF THE CITY OF RENTON, WASHINGTON, DO
ORDAIN AS FOLLOWS:
SECTIflN I: The following described property in the City
of Renton is hereby rezoned to Light Industry District (L-1)as here-
inbelow specified; the .Public Works Director and the Planning Director
are hereby authorized and directed to change the maps of the Zoning
Ordinance, as amended, to evidence said rezoning, to-wit:
Block 36 , C. D. Hillman' s Earlington Gardens Addition
Division 1, Volume .17 of Plats , Page74, records of
King County, Washington
(Property located on S .W. 16th St. between Powell

SETPACKS
No buildings , structures , or storage shall be per-
mitted or located (a ) within sixty ( 60) feet of

FAI405 , (c ) within twenty (20) feet of the east
tironerty line , and (d) within twenty ( 20 ) feet of

LANDSCAPING
The first t��+enty ( 20 ) feet adjacent to the south ,
west , and east property lines and the entire set-
' back area along the north �roperty line shall be
landscaped and maintained as landscaped areas in
a neat and clean manner , except for City approved
driveway and sidewalk areas . The remainder of the
setback areas that are not required to be land-
scaped may be utilized for access and off street
�narking . Detailed landscar�ing plans for any i
development of the subject property shall be sub-
mitted to and approved by the Renton Planning
I Department . A bond , certified check , or other
City approved method shall be posted with the City �
in the amount of 150% of the estimated cost to �
insure p��oper installation and maintenance of all I
required landscaping . �
OUTSIDE STOE�AGE
The outside storage of materials , products , con-
struction equipment , supplies , and containers
shall be permitted within the buildable area of

be limited to offices , warehouses , or other similar
� uses compatible with the area subject to approval of

property shall first be submitted to and approved by I
the Renton Planning Department .
SIGNS
Signing shall be limited to one ( 1 ) wall sign per
developed street frontage , together with one ( 1 )
ground sign (as defined in the City of Renton Sign
Code ) along S . W. 16th Street . The size , design ,
materials , sign copy and colors of all signing
shall be subject to review and approval of the
Renton Planning Department . Additional signs com- �
patible with the existing development may be
nermitted upon review and approval of the Renton
Planning Department .
nURATION
These covenants shall run with the land and expire
on December 31 , 2050 . Any violation or breach of
these restrictive covenants may be enforced by
property legal procedures in the Superior Court of
King Count,y by either the City of Renton or any
pro;�erty owners adjoining subject property who are
adversely affected by said breach .
