ORDINANCE NO. 4036
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON
CHANGING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTIES WITHIN THE CITY OF RENTON (AREA -
WIDE XALLEY REZONE - PHASE III)
WHEREAS under Chapter 7, Title IV (Building Regulations)
of Ordinance No. 1628 known as the "Code of General Ordinances of
the City of Renton", as amended, and the maps and reports adopted
in conjunction therewith, the property hereinbelow described has
heretofore been zoned various zoning classifications; and
WHEREAS the City of Renton initiated a proceeding for change
of zone classifications of said property. The matter was duly referred
to the Planning Commission for investigation, study and public hearing
and a public hearing having been held thereon on or about November 6,
1985, and continued to November 26 and December 11, 1985, and the
Planning Commission having recommended certain rezonings to the City
Council; and
WHEREAS the City Council held its own public hearing on
this rezone and referred the matter to the Council's Planning and
Development Committee for study and recommendation; and the Planning
and Development Committee having held public meetings on the rezones
and recommended to the full Council that Phase I,..Phdse II .and -Phase
III of the area -wide rezone be approved; and
WHEREAS the City -Council adopted Ordinance Nos. 3983
and 4020 rezoning portions of.th:e proposed area -wide rezone to Phase I
and II respectively; and
WHEREAS the legal descriptions for Phase III of the area -
wide rezone having been completed, NOW THEREFORE
ORDINANCE NO. 4036
THE CITY COUNCIL OF THE CITY OF RENTON, WASHINGTON DO
ORDAIN AS FOLLOWS:
SECTION I:
The following described property -in the City
of Renton is hereby rezoned to M -P (Manufacturing Park District)
as hereinbelow specified; the Building and Zoning Director is
hereby authorized and directed to change the maps of the Zoning
Ordinance, as amended, to evidence said rezoning, to -wit:
See Exhibit "A" (Phase III) attached hereto and
made a part hereof as if fully set forth herein.
(Said property being located between S.W. Grady
Way and I-405, west of SR -167 and east of the
westerly City Limits).
SECTION II: This Ordinance shall be effective upon its
passage, approval and five days after publication.

EXHIBIT "A"
That port -ion of Section 19, Township 23 North, Range 5 East AND Section
24, Township 23 North, Range 4 East, W.M. King County, Washington, more
particularly described as follows:
Beginning at the intersection of the West line of said Section 19, with
the centerline of S.W. Grady Way (Renton Junction Way, Bond Issue Road
Number 10) said Right -of -Way being 100 feet in width (50 feet each side of
centerline);
Thence Northeasterly along said centerline to an intersection with the
Northerly extension of the Westerly Right -of -Way Line of State Road 167 (PSH
No. 5) and State Road 405 (PSH No. 1);
Thence Southerly, Southwesterly and Westerly along said State Road 167
and its Northerly extension and State Road 405 (PSH No. 1) Right -of -Way to
an intersection with the East Line of Section 24, Township 23 North, Range 4
East;
Thence Westerly and Northerly along the Northerly and Easterly Right -of -
Way Line of said State Road 405 to an intersection with the Southerly Right -
of -Way Line of S.W. Grady Way (Renton -Black River Junction Road, State
Highway No. 5-1) said Right -of -Way being 100 feet in width, 50 feet each
side of centerline;
Thence Northwesterly at right angles to said centerline a distance of
50 feet to an intersection with the centerline of said Right -of -Way;
Thence Easterly along the centerline of said S.W. Grady Way to the West
line of Section 19, Township 23 North, Range 5 East and the True Point of
Beginning.

That portion of Section 19, Township 23 North, Range 5 East AND Section
24, Township 23 North, Range 4 East, W.M., King County, Washington, more par-
ticularly described as follows:
Beginning at the intersection of the West line of said Section 19 with
the Southerly Right -of -Way Line of State Road 405 (PSH No. 1), said Right -of -
Way being 200 feet in width, 100 feet each side of centerline;
Thence Easterly and Southerly along the Southerly and Westerly
boundaries of State Road 405 and the AR -Line of said roadway to an inter-
section with Northerly Right -of -Way line of S.W. 16th St. (Fourth Ave., S.
153rd St.);
Thence Southwesterly along said Right of way line to an intersection
with the original centerline of S.W. 16th St.;
Thence West along said centerline to the East line of Section 24,
Township 23 North, Range 4 East;
Thence continuing West along said centerline, said Right -of -Way being
60 feet in width (30 feet each side of centerline) to the Southerly
extension of the East Right -of -Way Line of Oakesdale Ave. S.W. (80th Ave.
S.);
Thence North along said East Right -of -Way Line and its Southerly
extension to an intersection with the Southerly Right -of -Way Line of State
Road 405 (PSH No. 1);
Thence Easterly along said Southerly Right -of -Way Line to the West line
of Section 19, Township 23 North, Range 5 East and the True Point of
Beginning.
