ORDINANCE NO. 3952
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON,
CHANGING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTIES WITHIN THE CITY OF RENTON FROM
RESIDENCE DISTRICT (R-2) TO BUSINESS DISTRICT
(B-1) (R-051-85 MAY CREEK ASSOCIATES)
WHEREAS under Chapter 7 , Title IV (Building Regulations)
of Ordinance No. 1628 entitled "Code of General Ordinances of the
City of Renton" , as amended, and the maps and reports adopted in
conjunction therewith, the property hereinbelow described has
heretofore been zoned as Residence District (R-2) ; and
WHEREAS a proper petition for change of zone classification
of said property has been filed with the Building and Zoning
Department on or about July 8 , 1985, which petition was duly referred
to the Hearing Examiner for investigation, study and public hearing,
and a public hearing having been held thereon on or about August 27 ,
� 1985 , and said matter having been duly considered by the Hearing
Examiner and said zoning request being in conformity with the City' s

considered all matters relevant thereto, and all parties having been
heard appearing in support thereof or in opposition thereto, NOW
THEREFORE
THE CITY COUNCIL OF THE CITY OF RENTON, WASHINGTON, DO
ORDAIN AS FOLLOWS: '
SECTION I: The following described property in the City
of Renton is hereby rezoned to Business District (B-1) as hereinbelow �
specified; subject to the findings, conclusions and decision of the

ORDINANCE NO. 3952
Hearing Examiner dated September 9 , 1985 ; the Building and Zoning
Director is hereby authorized and directed to change the maps
, of the Zoning Ordinance, as amended, to evidence said rezoning,
to-wit:
See Exhibit "A" attached hereto and made a part
hereof as if fully set forth herein.
(Said property being located at 4904 Lake Washington
Blvd. N.E. )
AND SUBJECT FURTHER to that certain Declaration of Restrictive
Covenants executed by Petitioner-Owners on or about October 11 ,
1985 and recorded in the office of the Director of Records and
Elections, Receiving No. 8510110736 and which said Covenants are
hereby incorporated and made a part hereof as if fully set forth.
SECTION II: This Ordinance shall be effective upon its
passage, approval and five days after its publication.

SUBJECT: Legal Description Rezone 051-85
Ordinance No. 3952
It was brought to my attention by Richard C. Houghton, Public Works Director,
that the legal description used in the above referenced rezone is not as
clear as it could be. The legal should specifically state that the portion
of County Road No. 34 in question lies west of the described line rather than
just implying that it does.
If the legal were to be amended to provide this clarification, it would read:
"Together with that portion of Vacated County Road No. 34
lying westerly of the followin� described line:
Comnencing at the Southeast corner of said Tract 181; Thence
Northerly along the Easterly line of said Tract 181, to the
Southwesterly line of Said Vacated County Road No. 34 and the
point of beginning of said line;"
