1. PROJECT OVERVIEW
This project involves a single parcel of approximately 0.72 acres. The project is situated in the
north end of the City of Renton. It is located within northwest quarter of Section 32, Township
24 North, Range 5 East W. M. The proposal is to create 3 single-family lots, "Fil( in" subdivision.
Access to the proposed project will be from existing street, N 36�' 5treet. The site is bounded on
the east and north by single-family lots, and it is bounded on the south and west b_y N 36`h Street
and Park Avenue N, respectively.
The soils on the site are composed of Indianola (InC) gravelly and fine sand per the King County
Soil Survey. The Indianola series is made up of somewhat excessive drained soils that formed
under conifers in sandy, recessional and stratified glacial drift. This type of soil is designated by
King County as Type A soil and is good for infiltration system.
The site is hilly with maximum grades of 13 percent for majority of site. There is no indication of
slope instability visible at the time of visiting the site. The surface water flow from the site is
oriented from east to west and south toward North 36`�' Street. The flow is sheet flow across the
property toward N 36`" Street, and thence north along Park Avenue N. The flow is directed �vest
along N 40`h Street to Lake Washington Blvd, and eventually into Lake Washington,
approximately a quarter of cnile downstream of the site.
The proposed development of the property is considered as "infill" project and it is located in a
Single Family (SF) zone. The City of Renton designates the site with the SF zoning. The SF
zoning allows for a minimum lot size of 4500 square feet and a maximum density of 8 units per
acre. The setbacks allowed in the SF zone are as follows: front yard setbacks, 20 feet; rear yard
setbacks, 20 feet, and side yards setbacks, 5 feet on all interior lots, and l0 feet on corner lots.
The City of Renton Comprehensive Plan designates the site as Single-Family Residence, which is
consistent with present zoning.
The density for the proposed three lots yield a density of 4.2 DU/ACRE which is less than the
minimum of 5.0 required by Code. The owners consider a shadow plat of 5 lots in the future,
which will yield a density of 6.9 dwelling unit per net developed acre.
There will be no new streets private or public planned for this project. The access to the proposed
lots will be from N 36`h Street. �
Majority of trees wil) be retained except for few deciduous which fall within the building en��elope I!,
of the proposed new lots.
There will be no land to be dedicated to the City on this project.

The impervious surfaces subject to vehicular traf�ic within this proposed short plat is less than
5000 square feet, thus exempted from design and installation of water quality tank or pond or
similar facilities.

IV. FLOW CONTROL AND WATER QUALITY
The following calculations conclude that the 100-year peak flow dif�'erence between the
pre-developed flow and post-developed flow is less than 0.5 cfs. In accordance with 1990
King Count Surface Water Drainage Manual detention is not required.
