SITE UESCRIPTION
Gong Short Plat site is located in the NE '/� of Section 5, Township 23 N, Range 5 E, Vv'.N1., iit
City of Renton, Washington. The site is located at 2402 Jones Ave NE. 'The entire site covers an
area of approximately 0.31 acre.
The site is zoned Single-Family Residential R8 (5,000 SFILot). The existing site con�ists of a
single-family home, two sheds, a garage, a grass covered lawn, gravel driveway. concrete
walk«ray and a deck. The terrain is generally flat the bordering properties include a sin�te-family '
}lomes the subject property borders Jones Ave NE and 24�h St. NE.
The topography indicates that no offsite runoff is flowing to the property from the adjacent
properties. The natural site topography directs surface flows from west to the east direction.
There is no sensitive area on the property.
The subject site is not in a wetland area, along a designated stream, within the 100-year flood
plain, within an erosion hazard area, within a landslide hazard area, within a seismic hazard area,
nor a coalmine hazard area.
The U.S. Soils Conservation Service has classified the soils as Alderwood soils (AgC). The
subject site is not in a wetland area, along a designated stream, within the 100-year flood plain,
within an erosion hazard area, within a landslide hazard area, within a seismic hazard area. nor a
coalmine hazard area.
PROJECT DESCRIPTION
The project proposes to subdivide this lot into two single-family lots through a short plat process.
The existing shed will be demolished and one new home will be constructed. An access
driveway from Jones Ave NE will provide access to the new proposed lot. A sidewalk will be
contracted in front of the property along Jones Ave NE and 24`�' St NE.
The total existing impervious surface is 3,087 square feet. The total impervious surface will be
(�,591� square feet, which falls within the limits for Small Site Drainage Review. This project
meets the small site drainage criteria. ,
• Parcel smaller than 22,000 sq. ft. (l 3,6�fi sq. ft.)
• Less than 10,000 sq. ft. new impervious area= 6,596—3,087 = 3,509 sq. ft.
This project falls within the small site drainage review; therefore, detention or water I
quality is not required.
'To avoid saturation of soils near the foundation of the house, roof runoff and footing drain will
be tight lined to existing catch basins. Surface runoff from the grass area can simply be allowed
to sheet flow towards the�existing catch basins.

In order to prevent erosion and trap sediments within the project site, the following BMPs will be
used: '
• Silt fence will be placed along the limits of clearing where applicable.
• A rock construction entrance will be placed at the driveway.
• Catch Basin Inserts will be installed.
