WI TNE S S E TH: .
WHEREAS, OWNER has heretofore applied unto CITY for a certain
variance permitting OWNER to erect and co�struct a certain building on
OWNER�S property, which property, however, does no;t abut upon a public
� street as required by the laws and ordit�ances of the CITY OF RENTON, and

� WHEREAS, CITY, bp ar�d through its Planning Commission, is
��. willing to issue and deliver unto OWNER a variance, subject to certain
terms andoonditions,
� NOW, TI-�REFORE, it is hereby agreed and covenanted as follows:
� l. CITY agrees to issue and deliver unto OWNER a variance to �
permit owner to construct certain im.provemer�ts on property described in
said variance. It is realized that such proposed im.provement does not
abut upon a public street as required by the laws and ordinances of' the
CITY. OWNER, therefore, agrees and covenants to execute and deliver,
simultaneously with this AGREENiENT and its execution, a proper QUIT
CLAII�g DEED, granting and conveying unto the CITY the following described
pr��erty� ,

rights-of-way and other municipal purposes.
2o OWNER further covenat�ts and agrees to construct, im.prove
and ioave said right-of-way all as m.ore particularly specified in CITYtS
so-called Subdivisior� and Platting Ordinance No. 1688, all at OWNER'S
� sole cost and expense, or i� the alternative, OWNER agrees to affirm-
atively participate in a Local Improvem.ent District relative to im.prove-
ment of said right-of-way and other adjoining street rights-of-way, and
said Local Im.provem.ent District m.ay be initiated on the part of the CITY
or by petition by OWNER and other property owners in subject area, and
OWNER covenants and agrees to join it� az�y such peti�ion "and�cr to
� support any such Resolution �'or such improvem.ents and to pa�T his �air
share thereof as may be deter�ined by the CITY, all as provided by law.
It is expressly understood and agreed that the CITY!S acceptance of
said Qtt� Claim. shall not be constr.ued as an imposition of' liabilit� on
the CITY to make any such improvements; that such responsibility and
liability shall rest solely upon owner and/or other property owt�ers in
event c�f such im.provem.ent �being undertaken and completed by m.eans of
Local Im.proveme�t Districts as provided by law. The CITY further
reserves the right ta waive any conditions or obligations h�rein
assumed by OWNER.
