However, the I�essor City reserve� the right, ,�p upon giving Lessee,�.�d�ys written notice, to retain, use, occupy or Zease the Ad�ni.nistration Bui].ding located o�n aforesaid premisea; and ' Lessee, upon such notice, sha71 vacate said building forthwith. Lessee to have and to hold the aforementioned premises for and dur- DURA�TIOPJ , i.ng the term commencing July 1, 1952, and ending June 3�, 1953, said term OF`E to be automatically extended for successive terrps of one year thereaftet unless sooner termi.nated or cancelled in accordance with the provisions of this Lease Agreement set out below. 1. LES3EEa5 COVENANTS PAY2�____IENT�,_ 3. The Lessee covenants and agrees to pa4q unto Lessor on a quarterly BY LESSEE basis as of the l�th ciay of •April, Ju1.y; October, and Jarruary of each- yea� • during the term of this Lease (including the fractional part, if any, of the first quarterly period) or of any renewal or extension of this Lease, or upon the termination of thi� Lease as provided herein, a sucn equ�l to the ampunt by which the total. i.ncome and revenues af the Lessee derived from the operation, administ�ration and management oY the pro�ect and oper- ation� incidenta,l thereto exceed the total expenses of the lessee properly "incurred in such operation��'adm�.n.istration and management for the iminedi�--- ately pr�eceding quarterly period, having at a11 tim,es due regard to the furnishing of reasonably low rent�l dwelling accomrn�dations as pravided by law. Such arterly payr�nts shall be due and payable to the Lesaor with- in fifteen �15) days after each quarterly period is terminated. OP��ION 4. The Lessee agrees to operate, administer and manage the pro3ect and I OF PROJECT to sublease the dwellings in it for the purposes of providing hous- ing acco�dations as above specified, Such operation, administration and , manageament shall be 3n accordance with the management program adopted by the Lessee which is attached hereto a,s Exhibit ptBp� and made a part hereof and the Lessee agrees to make no changes in such pragram without prior written consent of the Lessor. 5. The Lessee shall engage all personnel, it being vnderstood however tha,t the hiring �sa�e of a7.1 _ managerial personnel shal.l be subject to approval of Lessor CITY: preference in the hiring of • such personnel sha71 be given to qua�.fied applicanta who are local resi- dents. 'The Lessee shall further provide a11 equipment, materials, supplie� and services necessary to proper managem�ent and operation of the pro�ect in strict accordance with the approved and currerit operating budget and managen�errt pragram as provided below.
