The site is situated in the City of Renton along Aberdeen Avenue N.E.just south of N.E. 20'h Street(see Figure 1 —Vicinity Map). The site is bounded by Aberdeen Avenue to the east, and residential developments to west, south, and north. Existing Site Conditions The site is currently developed with two single-family residences and three storage buildings. The site is landscaped with trees, grass, and shrubs (see Figure 2—Existing Conditions Map). The site consists of one basin that slopes down from Aberdeen Ave. N.E. to the west at approximately 10%grade. Currently there are two points of access to the site from Aberdeen Ave. N.E. Developed Site Conditions The developed site will contain the two existing houses, four new single-family residences and approximately 190 ft of shared driveway with associated utilities (see Figure 3-Developed Conditions Map and Figure 4—Developed Conditions Spreadsheet). The existing storage buildings will be demolished. Lots 3, 4, 5 & 6 will gain access from Aberdeen Ave. N.E. via the new access drive. The two existing homes will gain access from their respective existing driveways. Runoff from the new access drive will be collected and conveyed to infiltration trenches. The project is a single-family residential project and ultimately adds only 9,979 s.f. of impervious surface(within the 2,000 to 10,000 s.f. limits, see Figure 4— Developed Conditions Spreadsheet). Lastly the project clears less than 2 acres as the site itself is only 0.81 acres. As part of the"Small Site Requirements," flow control and erosion and sedimentation control must be addressed. Flow Contro! A combination of infiltration trenches and drywells are proposed in order to meet the flow control requirements. The loamy sand quality of the Indianola soil (InC) found on site provides adequate infiltration medium. Approval from DDES is not required as the general slope on the property is 10%, which falls under the 2Q% slope threshold. The roof area of the existing and new residences will be conveyed to individual infiltration facilities. Roof runoff on lots l, 2, 3 &4 is tight-lined to infiltration trenches sized using the requirement of 30 ft of trench per 1000 s.f. impervious surface. Roof runoff on lots 5 &6 is sent to drywells. Each drywell can handle up to 1000 s.f. of impervious surface,therefore 2 drywells are placed on each lot. The stormwater runoff from the shared access drive is also infiltrated. The access drive is a pollutant generating surface so the water passes through a catch basin with down-turned elbow prior to flowing into the infiltration trench. The down-turned elbow will prevent most suspended solids from entering the infiltration facility. The shared driveway infiltration trenches are sized in the same manner as the roof runoff trenches (see Appendix A for details of infiltration facilities and sizing calculations). Erosion and Sedimentation Control Erosian and sedimentation control (ESC) is required on small sites. An ESC plan v��ill be _ submitted to the City of Renton for review.
