hereinafter called "Grantor(s)" , and the CITY OF R���dTON , a Municipal Corporation
of King County, Washington, hereinafter called "Grantee" .
WITNESSETN:
That said Grantor(s) , for and in consideration of the sum of $
paid by Grantee, and other valuable consideration,
do by these presents , grant, barga;n , sell , convey, �nd warrant unto the said
Grantee, its successors and assigns , an easement for public utilities (including
water and sewer) wi th necessary app;�rtenances over, through, across and upon the
following described property in King County, Washinaton , more particularly
described as fallows :
Utility easements, 5 feet and 10 feet in width, along portions of the westerly,
northerly, an d easterly lines of the following described property:
All that portion of the ab andoned Pacific Coast Railroad right-of-way lying
southerly of the westerly production of the northerly line of Tract 24, Eldon Acres
and northerly of the westerly production of the northerly line of Tract 332,
C. D. Hillman's Lake Washington Garden of Eden Division No. 5; LESS the west one=
half of that portion of said right-of-w ay lying northerly of the easterly p roduc��:an
of the southerly line of Tract 28, Eldon Acres.
Said easement being more particularly described as follows:
The westerly 10 feet, measured perpendicularly to the westerly line of the
above described property lying between the easterly production of the south line
of Tract 28, Eldon Acres and the production of the north line of said C. D. Hillman's
Garden of Eden Division No. 5.
The northerly 10 feet, measured perpendicularly to the Easterly extension of
the northerly line of Tract 28, Eldon Acres, between the westerly and easterly lines
of the above described property.
The easterly 5 feet, measured perpendicularly to the eas terly line of the above
described property, lying between the westerly productions of the north line of the
south 35 feet of Tract 24 and the south line of Tract 25, Eldon Acres .
Together with a ter�porary construction easement c�escribed as :
A strip of land 30 feet in width adjoining those portions of the westerly,
northerly and easterly lines described above. �

Said temporary construction easement shall remain in force during construction '

The Grantor shall fully use and enjoy the afor�e described preinises , including
the ri ght to retai n the ri ght to �se tt�e surface of sai d ri ght-of-way �f such use
does not interfere 4v�tl� installatio� ard maintenance of tl�e utility line. However,
the grantor shal l not erect bui 1 di ngs or structures over, under or across the ri ght-
of-uray durinq the existence of suc}� utility.
This easement, shall be a covenant running �vith the land and shall be binding
on the Grantor, his successo;�s , heirs and assiqns,� . Grantors covenant tha� they
�re the lawful ovaners of the above properties and that they have a good and ]a:�r-
ful right �o ececute tf�is a�reement. . .
