That said Grantor(s) , for and in consideration of the sum of $
aid by Grantee, and other valuable consideration,
do� by ese presents., grant, bargain , sell , convey, and warrant unto the said
Grantee, its successors and assigns , an easement for a public utility (sanitary
sewer) with necessary appurtenances over, through , across and upon the following
described property in King .County, Washington, more particularly described as
follows :
A utility easement 10 feet in width over the following described property:
BEGINNING 1040.5 feet East and 316.4 feet South of the Northwest corner of Section
5, Township 23 North, Range 5 East w.M.; thence South 75 feet; thence West 425 feet; thenc
South 45°00'00" West 356 feet to Easterly line of Lake Washington Boulevard; thence North
45°00'00" West 75 feet; thence North 45°00'00" East 387 feet; thence East 456 feet to the
point of beginning.
The centerline of said easement being described as follows:
, BEGINNING at survey centerline Station 124+05.26 of Lake Washington Boulevard in

poin� being the point of a curve to the right from which the centerline of said Lake

of 47.54 feet; thence North 51°40'27" East a distance of 15.54 feet to the Easterly
margin of said Lake Washington Boulevard and the true point of beginning; thence
continuing North 51°40'27" East a distance of 370.55 feet;
TOGETHER WITH A UTILITY EASEMENT 30 FEET IN WIDTH, 15 FEET ON EITHER SIDE OF
THE FOLLOWING DESCRIBED CENTERLINE:
BEGINNING at a point on the above described centerline which is North 51°40'27"
, East 355.55 feet from the Easterly margin of Lake Washington Boulevard; thence South
, 55°53'02" East a distance of 60 feet, more or less, to the Southerly line of the
above described property.
ALSO TOGETHER with a utility ease�nt 10 feet in width, 5 feet on either side
of a centerline drawn Northerly & perpendicularly from a point North 51°04'27" East

the above described praperty.
7ogether with a temporary construction easement described as :
40 feet in width, 20 feet on either side of the above described centerlines.
Said tes�orary construction easement shall remain in force during construction
and until s�ch time as the utilities and appurtenances have been accepted for the
operation and maintenance by the Grantee but not later than �--��-���
The sanitary sewer line shall be constructed of 12" ductile iron pipe.
In further consideration for the easement, the City of Renton will permit
construction of buildings over those portions of the sanitary sewer lying between
the manholes.

disturbed or damaged, they will be replaced in as good a condition as they were
immediately before the property was entered upon by the Grantee.
The Grantor shall fully use and enjoy the aforedescribed premises,
including the right to retain the right to use the surface of said right-of-way
- if such use does not interfere with installation and maintenance of the utility
� line . However, the grantor shall not erect buildings or structures over, under
or across the right-of-way during the existence of such utility.
� This easer�ent, shall be a covenant running with the land and shall be bind-
ing on the Grantor, his successors , heirs and assigns. Grantors covenant that
� � they are the lawful owners of the above properties and that they have a good and
lawfu right to e this agreement.
