Tract 28 to a point 236 feet westerly of the northeast corner thereof: TOGETHER
with the easterly 30 feet of Tract 29 � Westerly one-half of portion of Pacific
Coast Railway Right-of-Way lying North of the south line of Tract 28 produced
east and south of the north line of Tract 24 produced west: LESS Coal and mineral
