� All that portion of Government Lot 16 within Section 18, Township 23 North,
Range 5 East, W.M. ,
BEGINNING at the intersection of the Westerly margin of State Road #5 with North
line of 7th Avenue in City of Renton produced West; thence West along said produced
line 140 feet; thence North at right angle 350 feet; thence East to West margin of
S�ate Road #5; thence Southwesterly to beginning subject to transmission line right-
of-way easement, LESS State Highway.
Said portions of the above described property, subject to the easement grant
herein, are for the areas within three 4 foot x 4 foo� tree wells. Said tree wells
are contiguous to the Easterly line of the above described property, the Northeast
corner of each tree.well being more particularly described as follows:
BEGINNING at the Northeast corner of the above described main tract; thence
Southwesterly along the arc o� a curve baving a radius of 451 .70 feet; said curve
�F being the Easterly line of said subject property, a distance of 10.35 feet to the
; Northeast corner of the first tree well ; thence continuing Southwesterly along said
; curve a distance of 29.7 feet to the Northeast corner of the second tree well . I
Thence continuing Southwesterly along said curve a distance of 84 feet to the
Northeast corner of the third tree well .

second tree easement described as above� at his awn expense and provi.de

TOGETHER with a temporary construction easement described as:
A strip of land being the Easterly 10 feet of the Northerly 145.02 feet of the above
described main tract lying adjacent to and parallel with the Westerly margin of 'I
State Highway No. 5. �

Said heretofore mentioned Grantee, its successors or assigns, shali have
the right, without prior notice or proceeding at law, at such times as may be
necessary to enter upon said above described property for the purpose of maintain-
ing, replacing or repairing said plantings, without incurring any legal obligations
or liability therefore, provided that such maintaining, replacing and repairing of
_ said plantings shall be accomplished in such a manner that the improvements within
the private properties shall not be disturbed or damaged.
� { The Grantor shall fully use and en�oy the aforedescribed new landscaping;
.' however, the City of Renton shall retain ownership and assure maintenance of the
new plantings at all times in a reasonable manner.

;� on the Grantor, his successors, heirs and assigns. Grantors covenant that they
