ing described main tract:

of plats, page 27 records of King County Washington, except State Highway.
Except from said easterly 15 ft. permanent easement, the south 60 ft. as measured at
right angles to the south line of said Lot 7. .

The south 10 feet of the North 25 feet and the westerly 10 feet of the easterly 25 �
feet of the above described main tract. Except from said westerly 10 ft. of the
easterly 25 feet, the south 60 feet as measured at right angles to the south line
of said Lot 7.

until such time as the roadway, utilities and appurtenances have been accepted for

Said heretofore mentioned grantee, its successors or assigns , shall have
the ri ght, wi thout pri or noti ce or proceedi ng at 1 aw, at s uch ti mes as may be �
necessary to enter upon said above described property for the pur'pose of construct- �
ing, maintaining, repairing, altering or reconstructing said roadway and utilities,
N or making any connections therewith, without incurring any 1ega1 obl�gations or '
O liability therefore, provided, that such construction, maintaining, repairing,
0 altering or re construction of said roadway and utilities sha]1 be accomplished in I
�p such a manner that the private improvements existing in the right(s)-of-way shall ,
O not be disturbed or damaged, they will be replaced in as good a condition as they

�- The Grantor shall ful7y use and enjoy the aforedescribed premises, including
the right to retain the right to use the surface of said right-of-way if such use
does not interfere with installation and maintenance of the roadway or utilities .
However, the grantor shall not erect buildings or structures over, under or across
the ri ght-of-way duri ng the exi stence of s uch roadway and uti 1 i t�es.
This easement, sha11 be a covenant running with the land and shail be bind-
ing on the Grantor, lii s successors , hei rs and assi gns . Grantors covenant that they
are the lawful owners of the above properties and that they have a good and lawful
right to execute this agreement.
