� 1/4 of the northwest 1/4 of the northeast 1/4 of Section 31, Township 23 North,
Range 5 East, W.M. , King County, Washington, EXCEPT portion thereof conveyed
to State of Washington for Pacific Highway by deed recorded under Auditor's File
No. 1107035, EXCEPT portion conveyed to State of Washington for Primary State
Highway #5 by deed recorded under Auditor's File No. 5338196 and EXCEPT that
portion lying easterly of Primary State Highway #5 as conveyed to State of
Washington by deed recorded under Auditor's File No. 5338196.

Sai d heretofore menti oned grantee, i ts successors or assi gns, sha11
have the right, without prior notice or proceeding at law, at such times as ,
may be necessary to enter upon sai d above descri bed property for the purpose
of constructing, maintaining, repairing, altering or reconstructing said �
uti 1 i ty, or maki ng any connecti ons therewi th, wi thout i ncurri ng any 1 egal
abligations or liability therefore, provided, that such construction, main-
� taining, repairing, altering or reconstructioM of such utility shall be
� accomplished in such a manner that the private improvements existing in the right
� right(s)-of-way shall not be disturbed : or damaged, or in the event they are
� disturbed or damaged, they will be repTaced in as good a condition as they we re
� irr�nediately before the property was entered upon by the Grantee.

� The Grantor shall fully use and enjoy the ��aforedescribed premises,
r„ including the right to re tain the right to use the surface of said right-of-way
if such use does not interfe re with installation and maintenance of the utility
line. However, the grantor shall not erect buildings or structures over, under
or across the right-of-w�y during the existence of such utility.
This easement, s�all be a covenant running with the land and shall be bind-
ing on the Grantor, his successors, heirs and assigns. Grantors covenant that
they the lawful owners of the above properties and that they have a good and
lawfu right to ex cute this agreement.
