Project Description: Lot line adjustment between two lots with two existing homes in the
Residential - 8 dwelling units per acre zone. The total site area is 19,278 square feet. After the lot
line adjustment, the area of lot 1 would be 12,358 sq. ft. and the area of lot 2 would be 6,920 sq.ft.
Both lots would have direct access from SW Langston Road and lot 1 would also retain access from
Lind Ave. SW. Lot 2 would no longer have access from Lind Ave. SW.

Add "W.M." to the end of the indexing information (upper right-hand comer of Sheet 1 of 1).
Note the dimensions for the southwesterly lines of Lots 1 and 2 on the drawing.
We have the lot line adjustment closure calculations for Lot 2. Were the calculations for Lot 1
submitted to the city for review? If not, please submit said calculations now.
Is the dimension, noted along the Seattle Cedar Pipeline RIW (352.14'), supposed to agree with
the dimension given in the legal description line ''THENCE NORTH 89° 47'OO"WEST' for Lot
A and Lot B (noted as 358.14')?
The words "RECORDS OF" (noted in the indexing portion of both legal descriptions, after

Format and Legal Description Review
Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have
the following comments:
Comments for the Applicant:
Note the City of Renton land use action number and land record number, LUA-05-142-LLA and
LND-30-0301, respectively, on the drawing. The type size used for the land record number
should be smaller than that used for the land use action number.
NOTE: The two subject lots, as defined by City of Renton Short Plat No. 76-032, do not agree
with said lots as noted in the King County Assessors' Maps database (lot configurations and
dimensions differ). Is there a reason for this difference?
Note two ties to the City of Renton Survey Control Network. The geometry will be checked by
the city when the ties are provided.
Note the basis of bearing on the drawing.
Include a statement of equipment and procedures used, per WAC 32-130-100.
Note the date the existing ties were visited, per WAC 332-130-150, and what was found.

who signs the lot line adjustment. Remove "MANAGER, LAND USE SERVICE DIVISION"

On the final lot line adjustment submittal, remove all references to utility facilities and other

city-remove said block from the lot line adjustment drawing.
Remove the City of Renton Seal from the drawing.
Change all references from "BOUNDARY LINE ADJUSTMENT", as noted in the
"DEDICATION" block and other places on the lot line adjustment submittal, to LOT LINE
ADJUSTMENT.
Note encroachments, if any, on the drawing.
Note all easements, agreements and covenants of record on the drawing.
Note the addresses of the two lots on the drawing.
Note discrepancies between bearings and distances of record and those measured or calculated, if
any.
Note whether the adjoining properties are platted (give plat name and lot number) or unplatted.
Identify the existing lots as "Lot A" and "Lot B"(in the "ORIGINAL LEGAL DESCRIPTIONS"
block). Then the revised lots, after the recording of the subject lot line adjustment, become "Lot
1" and "Lot 2" of the subject lot line adjustment.
Note that if there are restrictive covenants, easements or agreements to others (City of Renton,
etc.) as part of this lot line adjustment, they can be recorded concurrently with said lot line
adjustment. The lot line adjustment and the associated document(s) are to be given to the Project
Manager as a package. The lot line adjustment will be recorded first (with King County). The
recording number(s) for the associated document(s) (said documents recorded concurrently with,
but following the lot line adjustment) need to be referenced on the lot line adjustment submittal.
