O OThe Grantor shall fully use and enjoy the aforedescribed premises , including the ri ght to retai n the ri ght to use the surface of sai d ri ght-of-way i f such use �j .does not interfere wi th instal l ati on and maintenance of the roadway or uti 1 i ti es . � However, the grantor shall not erect buildings or structures over, under or across the right-of-way during the exis tence of such roadway and utilities. This easement, shall be a covenant running with the land and shall be bind- ing on the Grantor, his successors , heirs and assigns .
