DECLARATION OF RESTRICTIVE COVENANTS '

WHEREAS, Frank J. Powers, Jr. and Mary Anna Powers, his
wife, and John H. Powers and Maureen Powers, his wife , are the
owners of the following real property in the City of Renton,
County of King, State of Washington, described as follows:
Lots 1 through 15 and Lot 43 in vacated Block 25
� of C. D. Hillman' s Earlington Gardens, Division

� WHEREAS, the owners of said described property desire to
impose the following restrictive covenants running with the land as
to use, present and future, of the above described real property;
NOW, THEREFORE, the aforesaid owners hereby establish,
grant and impose restrictions and covenants running with the land
as to the use of the land hereinabove described with respect to the
use by the undersigned, their successors, heirs and assigns, as
follows:
SETBACKS
No buildings or structures shall be permitted or
located within twenty (20) feet of any property
line.
LANDSCAPING
The first ten (10) feet adjacent to the north,
south and west property lines shall be appropri-
ately landscaped and maintained continuously in
a neat and clean manner except for designated
' pedestrian and vehicular accessways. The re-
mainder of the setback area not requireu to be
� landscaped may be utilized for off-street parking
purposes as provided by the laws and ordinances
of the City of Renton.
SCREENING
The outside storage of building materials, con-
struction equipment, supplies and containers
shall be permitted within the described property

provided such storage area is screened from all
adjacent property lines by a wall or view-obscuring
fence not less than six (6) feet nor more than ten
�,� (10) feet in height, appropriate landscaping, or a

.,,^ ing shall be continuously maintained in an attractive

and neat manner.
Building, landscaping and screening plans shall be
submitted and subject to approval of the City of
Renton Planning Department prior to the issuance
of permits for the development of the described
property.
Any violation or breach of any of these restrictive covenants
may be enforced by proper legal procedures in the Superior Court
, of King County by either the City of Renton or any property owners
adjoining subject property who are ac�versely affected by said breach.
