DECLARATION OF RESTRICTIVE COVENANTS
WHEREAS, Stoneway Concrete Inc. , a firm incorporated in
� the State of Washington, are the owners of real property in the City

of Renton, County of King, State of Washington, described as follows :
The Northerly 100 feet, measured perpendicularly to
the Northerly line of those portions of the following
described properties lying Westerly of a line drawn
Southerly, perpendicularly to said Northerly line,
from the most Easterly corner of Lot 17 , Block 4 ,
Monterey Terrace Addition, according to the plat
� recorded in Volume 50 of Plats, page 36 , records
of King County, Washington: said properties being
jdescribed as follows:

WHEREAS, the owners vf said described property desire to
impose the following restrictive covenants running with the land
. as to use, present and future, of the above described real property;
a NOW, THEREFORE, the aforesaid owners hereby establish,
grant and impose restrictions and covenants running with the land
as to the use of the land hereinabove described with respect to the
use by the undersigned, their successors, heirs , and assigns , as
follows:
NO BUILDING OR STRUCTURE, WITH THE EXCEPTION OF
DETACHED SINGLE FAMILY RESIDENTIAL STRUCTURES ,
SHALL BE LOCATED OR CONSTRUCTED WITHIN ONE HUNDRED
(100) FEET OF THE SOUTHERLY PROPERTY LINE OF THE
H. G. WHITE MONTEREY TERRACE ADDITION TO THE CITY
OF RENTON, AS RECORDED IN VOLUME 50 OF PLATS, PAGE
36 , RECORDS OF KING COUNTY, STATE OF WASHINGTON.
SUCH AREA SHALL BE MAINTAINED CONTINUOUSLY IN A
NEAT AND CLEAN MANNER. IF NOT SO MAINTAINED, THE
CITY OF RENTON SHALL HAVE TFIE OPTION TO ASSUME
RESPONSIBILITY FOR SUCH MAINTENANCE AND SHALL
BILL THE PROPERTY OWNERS FOR THE COST THEREOF.
IF UNPAID FOR MORE THAN SIXTY (60) DAYS , SUCH BILL
SHALL BECOME A LIEN AGAINST THE PROPERTY. �
