� WHEREAS , the owners of said described property desire to

� NOW , THEREFORE , the aforesaid owners hereby establish ,

grant and impose restrictions and covenants running with the land
hereinabove described with respect to the use by the undersigned ,
their successors , heirs , and assigns , as follows :
SETaACKS
No structures or buildings shall be permitted or located
( a ) within thirty ( 30 ) feet of the property line adjacent
to State Highway FAI 4�05 on the north , and S .W . 16th Street
on the south ; and ( b ) within thirty ( 30) feet of the prop-
erty line adjacent to Pacific Avenue S . �J . on the east ;
( c) within twenty ( 20) feet of all other property lines ,
and the eastern right of way line of the P-1 cf�annel .
LANDSCAPED AREAS
The first twenty ( 20) feet adjacent to all property lines
shall be appropriately landscaped and maintained continu-
ously in a neat and clean manner , except for designated
� pedestrian and vehicular accessways . The remainder of the
setback area not required to be landscaped may be utilized
for off-street parking purposes as provided by the laws and
orciinances of the City of Renton .
STORAGE
The outside storage of materials , construction equipment ,
supplies and containers shall be permitted provided such
storage area is screened from all adjacent property lines
by a wall or view obscuring fence no�: less than eiaht (8)
feet nor more than ten ( 10 ) feet in height . Such screening
to be continuously maintained in a neat and clean manner .
DEVELOPMENT PLANS
Plans for development or redevelopment must be approved by
the City of Renton Planning Commission .

DURATIOfd
�� These covenants shall run with the land and expire on
December 31 , 1995 .
Any violation or breach of these restrictive covenants may be
enforced by proper legal procedures in the Superior Court of King
County by either the City of Renton or any property owners adj�in-
ing subject property who are adversely affected by said breach .
