of the following real property in the City of Renton, County of King ,
State of Washington, described as follows :
The south 20 feet of the west 175 feet of that portion �
of land described as a rectangle parcel of land in
Renton, King county , Washington, located in the north-
� west quadrant of the N.W, quadrant (Gov. Lot 2) Sec. 19
� Township 23N,Rg.5E, w'.M, beginning at the N.W. corner of

WHEREAS , the owners of said described property desire to
impose the following restrictive covenants running with the land
as to use , present and future , of the above described real property,
NOW, THEREFORE , the aforesaid owners hereby establish , grant �
and impose restrictions and covenants running with the land
hereinabove described with respect to the use by the undersigned,

their successors , heirs , and assigns , as follows :
The restrictive covenants contained herein are entered into
and executed by the parties hereto to permit the owners of the
subject property to develop their properties in compliance with
a certain variance granted by the City of Renton, dated 8/ 26/75
from the Zoning Regulations applicable to the subject property ,
as of the date of execution hereof, and to further insure unto
the City and the public in general the benefits to be obtained
from the Zoning Regulations in effect on this date. These
covenants shall supersede those certain covenants executed under
date of 5/25/72 .

PARKING
, A minimum of 16 parking spaces to be used for passenger
vehicle parking only shall be provided and properly marked and
maintained at all times.
LANDSCAPING
(a) A minimum of the westerly ten (10) feet of the said
described property shall be landscaped and maintained in a neat ,
attractive manner at all times. A detailed landscape plan for
� this area shall be submitted to and be s�ubject t�s �he approval
� by the Renton Planning Department.

� (b) The area around the utility transformer and within the

easterly seventeen (17) feet of the said described property shall
be landscaped and maintained in a neat , attractive manner at al.l
times . A detailed landscape plan for this area shall be submitted

to and be subject to approval by the Renton Planning Department. '
STORAGE I
The outside storage of material , construction equipment ,
supplies and containers shall not be permitted within the said
described property.

DU?ATION
, These covenants shall run with the land in perpetuity .
Any violation or breach of these restrictive covenants may be
enforced by proper leqal procedures in the Superior Court of
King County by either the City of Renton or any property owners
adjoining subject property who are adversely affected by said
- breach .
