WHEREAS, the owner cf said described property �
desires to impose the following restrictive covenants
running with the land as to use , present and future , of the
above described real property .
NOVJ, THEREFORE, the aforesaid owner does hereby �
' establish , grant and impose restrictions and covenants
running with the land hereinabove described with respect to
the use by the undersigned , their successors , heirs , and
assigns as follows :
LANDSCAPE AREAS
a ) Detailed landscape plans for the entire site ,
including existing vegetation to remain , shall
be submitted to and approved by the Renton
Planning Department prior to further develonment
on the site .
b ) Existing vegetation shall be maintained as much
as possible. Existing vegetation shall be
removed only by approval of the Renton Planning
Department prior to any clearing or development
of the site .

c ) A minimum thirty-five ( 35 ) foot landscape buffer
shall be maintained in its natural state along
the North property line . Additional landscape
screening material shall be provided by owner
and approved by the Planning Gepartment to create
� a suitable natural barrier to the properties to
� the north .

� d ) A minimum twenty-five (25 ) foot landscape buffer

� shall be maintained in its natural state , along

� the northerly 550 feet of the West property line ,

and twenty (20 ) feet along the remaining portion
of the West property line . Additional landscape
screening material shall be provided by owner
and approved by the Planning Department to create
a suitable natural barrier to the properties to
the west .
e ) A minimum fifteen ( 15 ) foot landscape buffer
shall be provided along the East property line .
f) A minimum twenty-five (25 ) foot landscape buffer
shall be provided along the South property line.
SETBACKS
a ) A minimum thirty-five (35 ) foot setback shall be
maintained for all structures along the North
property line .
b ) A minimum twenty-five (25 ) foot setback shall be
maintained for all structures along the northerly
550 feet of the West property line and twenty ( 20 )
feet along the remaining portion of the West
property line .
c ) A minimum fifteen ( 15 ) foot setback shall be
maintained for all structures along the East
property line .
d ) A minimum twenty-five (25 ) foot setback shall be
maintained for all structures along the South
property line .

height limit of one ( 1 ) story or twenty ( 20 ) feet ,

Total density on the site shall be no greater than

DURATION
These covenants shall run with the land and expire
on December 31 , 2020.
Any violation or breach of these restrictive covenants
may be enforced by proper legal procedures in the Superior
O Court of King County by either the City of Renton or any
