SIDEWALK EASEMENT � ��
THIS SIDEWALK EASEMENT is entered into this ?��
day of , 1985, by and between LINCOLN
LAKESIDE ASS IATES LIMITED, a Washington limited
partnership, nd MARJORIE LOTTO and the ESTATE OF M. W.
LOTTO, deceased, hereinafter called "Grantors" , and the CITY ,
OF RENTON, a municipal corporation of King County, Washington
hereinafter called "Grantee" .
W I T N E S S E T H:
� Said Grantors for and in consideration of Ten Dollars
� ($10.00) and other valuable consideration, receipt of which
� is hereby acknowledged, do by these presents grant, bargain,
� sell, convey and confirm unto said Grantee its successors and
� assigns an easement to construct and maintain sidewalk with
�y necessary appurtenances over, through, across and upon the
�'a property described in Exhibit A attached hereto and
� incorporated herein by this reference, located in King
�
County, Washington. Said property hereafter described as the
"Easement Tract" .
The Grantee, its ' successors or assigns, shall have the
right without prior notice or proceeding at law at such time
as may be necessary to enter upon the Easement Tract for the
purpose of constructing, maintaining, repairing, altering or
reconstructing the sidewalk or making any connections
therewith without incurring any legal obligation or liabili-
ties therefore provided that such construction, maintenance,
repairing, altering or reconstruction of said sidewalk shall
be accomplished in such a manner that the private
improvements existing in or near the Easement Tract shall not
be disturbed or destroyed; or in the event they are disturbed
or destroyed they will be replaced in as good as condition as
they were immediately before the Easement Tract was entered
upon by the Grantee.
In the event of abandonment, vacation or relocation of
the sidewalk from or within the Easement Tract, the Easement
and all rights granted herein shall automatically revert to
the Grantors, its' successors and assigns.
This Easement shall be a covenant running with the land
and shall be binding upon the Grantors' heirs, successors and
assigns. Grantors covenant they are the lawful owners of the
Easement Tract and they have good and lawful right to execute
this Agreement.

An easement for sidewalk purposes over those portions of Sec-
tion 5, Township 23 North, Range 5 East, W.M. , in Rfng County, Wa-
shington, described as follows:
Beginning at the intersection of the northwesterly right-of-way
margin of S.E. 104th Street (ARA No. 20th Street) and a line par-
allel with and 40.00 feet northeasterly, as measured perpendicular,
from the monumented centerline of Lake Washington Boulevard North
as shown on that certain Record-of-Survey ffled in book 31 of Sur-
veys, page 182, under Ring County Recording No. 820406-9002j thence
N72°34 '23"E, along said northwesterly margin, 24.65 feet to a point
of tangency with a 25 foot radius curve to the right; thence south-
� westerly and northwesterly, along said curve, 38.91 feet through a
cd central angle of 89°11'04" to a point of tangency with said par-
� allel line; thence S18°14 '33"E, along safd parallel line, 24.65
� feet to the point of beginning.

� ALSO, beginning at the intersection of the southeasterly right-
