TEMPORARY CONSTRUCTION EASEMENT
THIS TEMPORARY CONSTRUCTION EASEMENT is entered into
this /"7 r"�i day of $ � .S� , 1985 , by and between
TROJAN LITHOGRAPH COMPAN-�Washington corporation, herein-
after called "Grantor" , and the CITY OF RENTON, a municipal
corporation of King County, Washington hereinafter called
"Grantee" .
W I T N E S S E T H:
t"� Said Grantor for and in consideration of Ten Dollars
� ($10 .00) and other valuable consideration, receipt of which
� is hereby acknowledged, does by these presents grant, bar-
�i gain, sell, convey and confirm unto said Grantee its succes-
M sors and assigns an easement for construction of a water line
� with necessary appurtenances over, through, across and upon
CD the property described in Exhibit A attached hereto and
� incorporated herein by this reference, located in King
County, Washington. Said property hereafter described as the
"Easement Tract" .
The Grantee, its' successors or assigns, shall have the
right without prior notice or proceeding at law at such time
as may be necessary to enter upon the Easement Tract for the
purpose of constructing the water line or making any connec-
tions therewith without incurring any legal obligation or
liabilities therefore provided that the construction of said
water line shall be accomplished in such a manner that the
private improvements existing in or near the Easement Tract
shall not be disturbed or destroyed; or in the event they are
disturbed or destroyed they will be replaced in as good as
condition as they were immediately before the Easement Tract
was entered upon by the Grantee.
The Easement herein granted is a temporary easement and
shall automatically terminate upon completion of construction
of the water line and approval of said water line and
appurtenances by Grantee and the Easement Tract and the
easement rights granted herein shall automatically revert,
without notice, to Grantor, it' s successors and assigns upon
such acceptance of the water line.

the corporation that executed the within and foregoing
instrument, and acknowledged the instrument to be the free
and voluntary act and deed of said corporation for the uses
and purposes therein mentioned, and on oath stated that they
were duly authorized to execute said instrument on behalf of
the corporation.

� A strip of land 20 feet wide, being varying widths
� after inai�atea� on each siae of the followin (as herein-
g described line;
Commencing at an angle point in the centerline of N. 20th
Street (ARA SE 104th Street) , which is N72°34 '23•E 638.02
feet, as measured along said centerline, from its inter-
section �aith the monumented centerline of Lake Washington
Boulevard North as shown on that certain record-of-survey
filed in book 31 of Surveys, page 182 under Ring County
Recording No. 820406-9002; thence continuing along said
centerline S86°31 '27"E 58.27 feet to the westerly margin
of the P.C.C. Co. (C.P.S.) Railroad; thence N11°00'02"E
along said westerly margin 7.64 feet, to a point of tan-
gency with a 473.686 radius curve to the left; thence con-
tinuing along safd margin, and said curve, an arc distance
of 275.22 feet, through a central angle of 33°17 '24" to
the True Point of Beginning of the herein described line;
thence N65°54'S5'E 5.00 feet; thence N78°10'08"E 138.53
feet; thence N88�57'O1'E 6.00 feet to an intersection with
a line parallel With and 5 feet westerl
pendicular, from the monumented westerly�righteofuway mar-
gin of SR 405, said point being here•inafter referzed to as

Said temporary easement being 10 feet on each side of the above
described line from its True Pofnt of Beginning to said 'Point A",
the Siae lines of said easement extending westerly to the westerly
margin of said Railroad and easterly to said westerly margin of SR
405, AND, said temporary easement being 15 feet on the west
and 5 feet on the right (east) of said line from said "PointtA"fto
its terminus.
This easement described above is in accordance with the Marina Landing
Apartments Water System Improvements as designed by RH2 Engineering
Kirkland Washington, July 1985, on their drawings sheets 1 thru 14, and
by reference are made apart of this agreement.
