THIS INSTRUMENT, made this �day of , 19�;
by and between Tom Kuramoto and Kimie Kuramo , his wife, Union Square
Associates, a Washington general partnership consisting of Multivest Ltd. , a
Washington corporation; Delbert C. Bennett and Bette A. Bennett, husband and
wife; Landon Development Corporation, a Washington corporation; Odyssey
Development Corporation, a Washington corporation; hereinafter called
"Grantor(s)", and CITY OF RENTON, a Municipal Corporation of King County,
Washington hereinafter called "Grantee".
WITNESSETH:
That said Grantor(s) , for no consideration, do by these presents, grant,
�,� bargain, sell , convey, and warrant unto the said Grantee, its successors and
'��" assigns, an easement for sanitary sewer with necessary appurtenances over,
� through, across and upon the following described property in King County,
� Washington, more particularly described as follows:

� A sanitary sewer easement over that portion of the West 175 feet of
;,� the South 622 feet of the East half of the Southwest quarter of the
Southwest quarter of Section 10, Township 23 North, Range 5 East,
W.M. , in King County, Washington;
EXCEPT the South 42 feet thereof conveyed to King County for road
by deed recorded under Recording No. 5790505, lying Southerly of
the following described line:
COMMENCING at the intersection of the East line of said West 175
feet and the North margin of N.E. Fourth Street (S.E. 128th
Street) ;
THENCE North 00° 16' 39" West, 15.01 feet along said East line to
the TRUE POINT OF BEGINNING of herein described line;
THENCE North 88° OZ' 58" West, 37.89 feet parallel with said North
margin;
THENCE South 86° 55' 17" West, 120.69 feet;
THENCE South 23° 08' 37" West, 4.74 feet to a point on said North
margin and the terminus of herein described line.

Grantor does further convey and grant a temporary construction easement
for all purposes during the construction of the said facilities over, across,
along, in, upon and under the following described property, together with the
right of ingress to and egress from said described property for the foregoing
parposes, said temporary easement to commence on the date of this instrument
and to terminate on the date actual use of said easement area shall terminate.
The West 175 feet of the South 622 feet of the East half of the
Southwest quarter of the Southaest quarter of Section 10, Township
23 North, Range 5 East, W.M. , in King County, Washington.
EXCEPT the South 42 feet thereof conveyed to King County for road
by deed recorded under Recording No. 5790505.

Said heretofore mentioned Grantee, its successors or assigns, shall have
the right, without prior notice or proceeding at law, at such times as may be
necessary to enter upon said above-described permanent easement for the purpose
of constructing, maintaining, repairing, altering or reconstructing said
utility, or making any connections therewith, without incurring any legal
obligations or liability therefore, provided that such construction,
maintaining, repairing, altering or reconstructing of such utility shall be
accomplished in such a manner that the private improvements existing in the
right(s)-of-way shall not be disturbed or damaged, or in the event they are
disturbed or damaged, they will be replaced in as good a condition as they were
immediately before the property was entered upon by the Grantee.
The Grantor shall fully use and enjoy the aforedescribed premises,
including the right to retain tne right to use the surface ot sai� right-of-way
if such use does not interfere with installation and maintenance of the utility
line. However, the Grantor shall not erect buildings or structures over, under
or across the right-of-way during the existence of such utility.
This easement shall be a covenant running with the land and shall be
binding on the Grantor, their successors, heirs, and assigns. Grantors
covenant that they are the lawful owners of the above properties and that they
have a good and lawful right to execute this agreement.
