DECLARATION OF RESTRICTIVE COVENANTS
WHEREAS, Albert Heglund , Jr . and Helene Heglund , his
wife , are the owners of the following real property in the City of
Renton , County of King , State of Washington , described as follows :
Lots 10, 11 , 12 , 13 and 14 and the south 15 feet of lot 15 ,
Block 2 of Smither ' s Fifth Addition to the Town of Renton ,
according to the plat recorded in volume 16 of plats , page
33 , records of Kinq County , Washington ; together with the
balance of the Milwaukee Road ownership adjoining said Lots
...... 12 and 13 , and extended to the Pacific Coast ( Burlington
t?� Northern ) Railroad right-of-way; also together with all
� that portion of R/W vacated by �rdir�ance No. 453 ]ying
r., adjacent to the above described property.

NOW, THEREFORE, the aforesaid owners hereby establish ,
grant and impose restrictions and covenants running with the land
hereinabove described with respect to the use by the undersigned ,
their successors , heirs , and assigns , as follows :
ACCESS
All vehicular ingress and egress to this described I
pronerty shall be by Shattuck Avenue South only .
SCREENING
The alley adjoining the north property line shall be
blocked and screened in an approved manner to prohibit
vehicle circulation to and from the described property
via the alle,y .
LANDSCAPE AREAS
The site as described shall be appropriately landscaped
in order to screen and protect adjacent properties as
well as provide an esthetically pleasing site develop-
ment. Such landscaping shall be maintained continuously
in a neat and clean manner .
STORAGE
There shall be no outside storage of materials , construc-
tion equipment , supplies or containers .

SITE PLANS
Uses , plans , and designs for development or Nedevelopment
must be approved by the City of Renton Plar�ning Commission
and the Renton Planning Department pursuant tc the require-
ments of section 4-710. 3 of Title IV (Building Regulations )
of Ordinance No . 1628 entitled "Code of General Ordinances
