as to use , present and future , of the above described real property.
NOW, THEREFORE, the aforesaid �wners hereby establish ,
grant and ��mpose restrictions and covenants running with the land
hereinabove described with respect to the use by the undersigned ,
their successors , heirs , and assigns , as follows :
S ETBAC KS
All setbacks , as required by the Zoning Ordinance
�For the property described above , shall be main�
tained from e xisting property lines exclusive of the
vacated street right-of-way. Building setback from �
the north property line shall be a minimum of twenty
(20 ' ) feet.
ACCESS
Access to said site shall be provided on the vaca-
ted portion of North 33rd Place . Off-site improve-
ments , as required by City ordinance , shall be
installed by the property owner at such time as the
property described is developed . The access improve- ,
ments shall be designed to assure adequate ingress
and egress , including access for fire and other
emergency equipment, to structures to be constructed .
DURATION
These covenants shall run with the land and expire
on December 31 , 2025.
Any violation or breach of these restrictive cove�ants
may be enforced by proper legal procedures in the Superior Court
of King County by either the City of Renton or any property owners
adjoining subject pro erty who are adversely affected by such breach
or vio) at�on .
