Earlington Garden ' s Addition to the City of Seattle ,
Division No. 1 , according to plat recorded in Volume
17 , of Plats , Page 74 in King County , Washington .
WHEREAS, the owner of said described property desires to
impose the following restrictive covenants running with the land

These covenants shall supersede those certain restrictive
covenants executed under date of March 24 , 1977 , King County
Auditor ' s file #7703240647 .
' SETBACKS
fVo ;uildings or structures shall be permitteu er located :
a) Within 20 feet of S . W. 12th Street ; said 20 feet to be averaged.
b) Within 5 feet of the easterly property line ,
c) Within 10 feet of the northerly property line ; and
d) Within 10 feet of the westerly property line .
LANDSCAPED AREAS
The first 20 feet adjacent to S .W . 12th Street , the first
10 feet adjacent to the westerly property line , the first 5 feet
adjacent to the easterly property line , and the first 10
feet adjacent to the northerly property line shall be appro-
priately landscaped and maintained continuously in a neat
and clean manner except for pedestrian and vehicular access-
ways . The remainder of the setback areas exclusive of the
landscape areas may be utilized for off-site parking purposes
as provided by the laws and ordinances of the City of Renton .
Any areas not utilized for parking , circulation or structures
shall be appropr1ately landscaped . Detailed landscape plans
shall be submitted and approved by the Renton Planning
13epartment as part of the building permit applicatlon .

. • " OUTSIDE STORAGE AREAS
The outside storage of materials , construction equipment ,
or containers shall be permltted within the buildable area
of the su6ject property provided such storage area is
screened from all adjacent property llnes by wall or view-
obscuring fence not less than 6 feet nor more than 10 feet
fn height together with a minlmum 5 foot landscape strip
suitable for screening purposes . Such screening and land-
.,.,.. scaping shall be approved by the Renton Planning Depart-
�.�'�'.. ment and 6e continuously malntalned in a neat and clean

� DURATION

These covenants shall run with the land and expire on
December 31 , 2025 .
Any violation or breach of these restrictive covenants may be
enforced by proper legal procedures in the Superior Court of King
County by either the City of Renton or any property owners
adjoining su6ject property who are adversely affected by said
breach.
