� WHEREAS, the owners of said described property, hereinafter known as "the

Q property," desire to impose the following restrictive covenants running with the

� land as to use, present and future, of the property;

hereinabove described with respect to the use by the undersigned, their successors,
heirs and assigns, as follows:
ACCESS
The westerly six feet of the property shall be dedicated to the City of
i Renton for public right-of-way. The owners of the above described property, their
successors, heirs and assigns, hereby agree and covenant to participate in, sign
a petition in support of, and accept any future Local Improvement District (LID)
or City-initiated proposal, and pay their fair share therefore, for the purposes
of providing the necessary off-site improvements of any street ptoposed along the
westerly portion of the property.
Access to the property shall be, if possible, to and from any street
constructed along the westerly portion of the property, provided such street is
available for access.
LANDSCAPING
The westerly twenty (20) feet, exclusive of the above described public
right-of-way, shall be a landscaped buffer area wherein existing vegetation shall
be retained and additional vegetation planted as specified and approved by the
Planning Department, City of Renton.

The northerly thirty (30) feet of the property shall be a landscaped area
wherein existing substantial trees shall be retained.
As many as possible of the existing trees on the property shall be
retained. •-
DURATION
These covenants shall run with the land and expire on December 31, 2025.
If at any time improvements are installed pursuant to these covenants, the portion
(\J of the covenants pertaining to the specific installed improvements as required by

I� 0 Ordinances of the City of Renton shall terminate without necessity of further
� documentation.

c� Any violation or breach of these restrictive covenants may be enforced by

proper legal procedures in the Superior Court of King County by either the City
of Renton or any property owners adjoining subject property who are adversely

affected b said breach. Reasonable attorne s fees incurred durin an enforce-

� ment proceeding will be borne by the parties whom the court determines are in
error and shall be entered as a judgment in such action.
